If I could give zero stars I would. We had a similar experience to another gentleman who has reviewed Simmons and Sons in Basingstoke as a letting agent on Google.
On leaving the property we had cleaned it to a high standard and had the carpets professionally cleaned. Apparently a small amount of "dust" is enough to send us an invoice for £146, of which the specified costs were "shopping" and "lightbulbs" - ironically not detailing any cleaning requirements. On challenging this we were told negotiation is not possible. As the other reviewer specified, we also found the property unclean on check in, so whoever they use for cleaning charges a lot of money for very little action clearly.
This would turn out to just be the tip of the iceberg. A blind slat, which had a crack in it prior to us moving in, which funnily enough was not picked up at check-in, is apparently our cost to replace. This is despite the blind looking like it had been in situ since the property was built and any other reasonable agent could see that.
I have dealt with other letting agents who were perfectly reasonable and willing to negotiate. In summary, we would recommend not being a tennant under this agent at all costs.
Comment on agent fees
Ridiculous, £75 for renewal of tenancy, which is an annual fee. What is this actually for?

We dispute your statement regarding the fact you were charged for dust" and were not provided with an itemised report detailing the cleaning requirements.
An itemised check out report was sent to you which contained 69 individual cleaning requirements of which 23 of the individual items referred to dust"
4 light bulbs were not working in the lounge. No charge was made for shopping"
Your review states the property was not clean at the check in, however you were present at the Check-in with an Independent Inventory Clerk where a Report clearly itemised all areas listed as Professionally Cleaned". You signed as confirmation of your agreement.
A copy of the check in report signed by you was sent to you on 29th March 2017 at which time you had the opportunity to report any items you disagreed with to us, which we would have addressed. The blind was not in situ when the property was built.
Our expectations at the end of the tenancy are clearly confirmed in the Tenancy Agreement and reiterated at the time of confirming the check out arrangements.
Your deposit was held in the Tenancy Deposit Scheme where you have recourse to arbitration should you disagree with charges at the end of the Tenancy.
