We found the beginning of the moving process with Emoov to work very well for us. Ben Allen came over a couple of days after we requested a valuation and, as we knew we wanted to list with Emoov already, did the photos there and then. The photos were excellent quality and really gave our flat a luxurious look. The portal was fairly easy to use (getting the photos in the right order was a bit tricky) and if we had any questions we just messaged Ben and he sorted it for us. The ad was live within 24 hours and we sold two weeks later. Doing our own viewings worked for us as we felt we could really highlight the amazing things about living here and could give that extra bit of knowledge an estate agent might not know.
We feel the process after agreeing a sale was a bit of a let down; once we had sold Emoov went very quiet. They helped us negotiate with the buyer to sell some extra bits but we felt like we updated them more, on how the solicitors were coming along, than they updated us. The estate agent for the property we were buying kept us more in the loop than Emoov. We feel this is an area Emoov could really work on, it's nice to know where in the process we are all the time and which party in the chain we are waiting for.
At the end of the process there is the Just Move In team (free service to help book removals, utilities, etc...) who phoned us about a month into the process (about two months before having a moving date) and asked if we had a date for exchange yet. We feel they should have communicated with Emoov more and found this out from them, as we had to keep asking to be called back in a few weeks when we knew more. Once we had the exchange date we called them and left a message and got a call back the next day. We got given an appointment for a week later. This would not be useful for booking removals, as we found out the completion date got delayed by a week due to someones removals company not having the availability, so should really get this booked on the day of exchange. Between the date of exchange and the appointment (a week) we will probably have sorted most of the things Just Move In told us they would do. We feel this service is excellent for someone who does not know all the things that will need swapping over or does not have the time to do it themselves, but personally we didn't find it very useful. This may be down to the fact we like to know the details of everything to ensure we're getting the best deals and are in control. Again, an improvement for this part would just be more communication with Emoov (can't fault them for communicating with us, we spoke to Just Move In more than Emoov) and a faster appointment after exchange (i.e. same or next day).
We would recommend Emoov to someone who's property sells itself so does not need an agent pushing it to prospective buyers and we would also recommend using a very good conveyancing solicitor if you do use Emoov so they keep you up to date instead. Think of Emoov as one of the cheapest ways to get your property listed on Righmove, Zoopla, etc with a great quality advert, after that, don't expect too much.
Comment on agent fees
Fees were excellent, paid up front and had no hidden extras.
