Two applicants failed their referencing within a week. Property 2, Holly Close.
It appears to be a deceitful way to take £360 from individuals and they have an incomplete reference, fail them then don't offer them an apportunity to use a guarantor. Only letting agency I know that charges 360 for a single applicant. They make over £1000 of fees for a single property. Please avoid at all cost. Don't believe anything they say. Especially the one called Sue.

Sue told me the 1st applicant had issues with reference because you she doubts it was for her alone. I should have spotted foul play there. Then the reports says this should not be considered alone. Not everyone knows if they have a ccj especially if it's a surprise on report. My point is you can't take 360 for referencing on one applicant. That's just day light robbery. Whoever is reading this, they are so rude and they offered no help not even a courtesy call to explain. Sue just sent an email and they kept my 360. When I called in she got upset and cut me off the phone. Dont be fooled. They only have 2 or 3 properties at a time and they will milk every applicant they can get. Please read other reviews and you will be believe.

We carry out full referencing on all applicants who apply for our properties, applicants are given all our terms and conditions for applications prior to paying any money and applicants are made aware that should you fail the fee is non refundable. When a credit score is very low and the applicant has undisclosed CCJ's or other credit issues our referencing company will not allow us to attach a guarentour. As a company we are very sensitive to credit issues and for applicants who disclose they issues and are not sure if they would pass we can look at other options but if an applicant does not discolose any bad credit it is then too late change the way in which we submit the application. My advice would be to disclose any issues to the agents when applying. i can assure you we are not deceitful in any way.

My experience have been very bad as well, especially Venessa, We have been given different information by different member of stuff from the agency, and when requested to submit our name for the property they didnot show any interest on us it was almost as if she didnot like us hence she wasn't interested, very very poor customer service ...

What agent could do to change your mind?
For one, they could respond to our letter of complaint in which we asked for compensation. They could also have not ignored numerous emails to them and not treated us like morons when we requested anything.

We paid ‚£600 for "admin" and "guarantor forms". These forms were EMAILED TO US. Why on earth did this then cost us ‚£600? WE were the ones who printed and sent them off again at our own expense. We also only needed one guarantor form, and so should in some form have been refunded for the second. It is also laughable that the admin fees went towards writing a tenancy agreement which we were told by the agency was only "a matter of opinion". What a massive waste of money then given that they breached over 5 major points on the agreement.

As agents we are employed by the landlords however do always try to get issues resolved for tenants as quickly as possible however are governed by the landlords in terms of the works they want to do, we have responded to your complaint letter and have offered to refund the £180 you have highlighted as an over payment but have yet to hear from you in order for us to pay this to you and would have paid this back sooner should you have bought this to our attention.
