It's a shame that the Capital Living experience is so awful because, in theory, they have a great business idea. Unfortunately their business model is heavily based around cost saving, rather than providing a good customer service.
Having to deal with Capital Living for 12 months was such a nightmare. Unfortunately as soon as you sign a contract with them it's impossible to get out, so be careful. As soon as I arrived i realised they make up complete (often bizzare) lies to sell you a room - I was told that the 2 people moving out were moving out because they'd 'got together' (completely made up as I learned from the other housemates - I have no idea why they would even say this - very odd behaviour) - also the ages of the other housemates given to me were incorrect, as I realised when I moved in (& found I was the oldest in the house by some years which wasn't an issue, the issue was having been given wrong information). Upon moving in the agent didn't even know which room I was moving into. There were no kitchen cupboards or fridge space for me to use (the previous tenants hadn't cleared there stuff out of the fridge or cupboards - this of course wasn't the responsibility of the other tenants to do, so food just rots in the fridges). The sofa was broken and capital living refused to replace it with a like for like sofa (they suggested I should pay towards it - despite having only just moved in) - eventually after a month of us all emailing them they found one which was completely unsuitable in a 'lock up' - the standard of which was insulting given how much you pay.
These are just some examples - having not yet mentioned the boiler consistently breaking and floods in the property on more than once occasion. All the housemates I lived with each had a lot of trouble having to deal with Capital Living; I find it difficult to believe that they have good relationships with any of their tenants.
It was a real shame as the business idea is in theory a good one - it's just not executed properly at all and they show little to no regard for tenants. Be really careful before signing anything with Capital Living. I've never experienced landlords this bad - you would be better going via a normal estate agent, or finding something on spareroom.
