Roxburghs were fine throughout the 2 year tenancy I had with them. I felt that the constant visits were a bit intrusive but understand the need for them. The house was pretty grubby when we moved in with dust, sticky cupboards and animal hairs and the garden was a bit of a jungle, but we just cleaned up and got on with it. On moving out on 04/06/18, we paid to have the carpets professionally cleaned and left the house in a good clean condition, certainly better than we'd found it, with about 10 days of growth in the garden. Roxburghs attended for a final inspection on 11/06/18 and proposed an almost £300 deduction from the deposit, including £60 in fees which Safe Deposit Scotland and Trading Standards have both advised is illegal. When I asked for evidence of proposed reparations to alleged dilapidations which consisted mainly of a little dust that had settled over the course of a week (admittedly there was a speck of soap sticking to a soap dish in the shower and a cobweb in the porch that I'd missed) I had some concerns about the authenticity of the quotes. I spoke with the gardener that Roxburghs proposed to use and he stated that he provided a quote of £100 for gardening, having not visited the property after we'd moved out, because he was asked to by Roxburgh employee Lesley Robertson. This was after I had asked for evidence and she had submitted her proposal for deductions to Safe Deposit Scotland. Despite repeated attempts I was unable to contact the cleaner they had provided a quote from. Official complaint lodged with both Roxburghs (completely dismissed by their director John McKeen who threatened to levy additional charges to remove improvements I had made to the house such as new blinds, replacements toilet seat etc) and Trading Standards. I would urge anyone that has similar issues to document and photograph everything and report any concerns to Trading Standards in Ayr. I'm completely appalled by the overt dishonesty of the staff in the letting section at Roxburghs in Troon and their obvious contempt for their customers.

So sorry to hear you’ve had similar difficulties but not at all surprised. I’m afraid I haven’t kept the paperwork but I think the name of the cleaning company was Peachy Clean (or something like that). I tried to call them 3 or 4 times but never received a response. I couldn’t find them online or registered with Companies House either so I couldn’t say for sure if they even existed. I suspect not. Good luck!
