I have 2 experiences from dealing with Wards.
The first was they came to do the sales pitch to sell my house. This was the typical hard sale, glossy photos, charts etc on how they are the best etc etc. However, they would not give me a straight answer on how much the fees would be to sell. I was repeatedly asked what other estate agents I had coming to offer to sell my house. I like things straight forward & to know upfront how much the fees will be. If someone cannot give me a straight answer, then I become suspicious. I declined Wards & sold with another estate agent (thankfully!)
My other experience was a few weeks later when I viewed a house & subsequently put offers in. On the open day, I was let into the house & left on my own to get on with viewing! I found this a bit surprising. I would personally want the agent overseeing potential buyers , when viewing my house. I thought I might get a call afterwards asking for feedback, but nothing. I had to chase Wards up telling them I was interested!
Anyway, I liked the house & put 2 offers in lower than the asking price. Both were refused. That is fair enough, so I then offered the full asking price. I was told that I would get a call back the next day. This was on 20th February 2018. The next communication that I had from Wards, was on 6th April 2018 (6+weeks later!!!) This was an email from Maisie asking if I was still interested. I stated I had not heard back, so I had moved on & bought another house. She just wished me luck.
I am so glad I avoided Wards. I would be annoyed if I was the seller of the house I viewed.
Comment on agent fees
I don't know, as they would not give me a straight answer.
