I was really disappointed with what they did to my friends. They booked a viewing at True man gardens of which they were shown the house and was told to wait for many other viewers whom were also booked so that they can process all the applications to the landlord. They then called my friends and told them that the landlord accepted their application and so they need to pay the application fee so that they can process the references and credit check. At this stage they did not discuss much about what would happen if the credit check fails, they sent their bank details via the phone and requested my friends to do online transfer of £150 application fees of which they did immediately. This was really disappointing after the money went through, they called my friends and informed them that unfortunately, the husband's credit failed and because it was not disclosed on the form there is nothing much they could do about it rather than withdrawing the application.
My friends pleaded that the amount of money was too much to loose within 2 hours and requested if they fee could be transferred to another property. They sounded not bothered and stated that they do not have anything at the moment and they do not expect anything to come in within the next 7 days. They advised my friends to keep on looking on their website to see if they will find anything, I found this not very helpful especially after taking a fee of £150 from a stressful couple who were desperately looking for an accommodation.
I wish there is a way the government or policy makers can control how this sorts of things happens as my friends and probably many others would feel ripped off if all the viewers and applicants went through the same procedures.
A big question is that why a phone call information or feedback about the credit check? Why not evidenced report and how many people have gone through the same , same hour or week? From the information gathered, if a credit check fails, one could be offered to find a guarantor but in this case they said it's not possible as the landlord refused.
