Been with them with a property they manage for some time. They have pushed the landlord to believe that he can get a LOT more money every single year, when all of the lettings in London the last 2 years have been falling everywhere.
They will inflate landlord's expectations and try to squeeze out every last penny out of any property WITHOUT EVEN VISITING to understand the issues of each property, hence why it might need to be lower in price, instead of higher.
Samira in particular seems to think that the landlord can get almost £200 pounds more per month and even sent me 'proof' that another flat in the same area is listed for the same price, ignoring the higher finishing of that flat. But just by looking at both flats' first listed time and obvious reductions, both have fallen in price and one of them is on the market since May 17th without a let agreed and a price reduction. However, this won't stop them from lying about the current state of affairs to tenants or landlords and will simply not listen or agree with tenants, or advise landlords ethically, regarding the current market.
They will also act like rogue cowboys, coming in the flat without ANY call before hand (how would YOU like to have somebody come for an unknown viewing Saturday morning at 10?) or call to say that they arranged a viewing in 15 minutes or 2 hours later, without giving the minimum 24h notice they are required by the contract they SIGNED and the LAW. While i DO understand that sometimes prospective tenants can 'walk in' and ask to see properties, your professional stance is more important than a quick sale, right? Apparently, not.
They will also openly lie about features and limitations of a property/contract in front of the current tenants, when doing a viewing (Sali) with a prospective new tenant, while making visual suggestions that we should not interfere and let it just pass. Lies that we were told by other members of staff, when we were presented the same property as prospective tenants. Lies that were important to us taking the decision to rent the property. Only to find ourselves having to sign a rider sheet over our contract at the last minute, preventing us from using a large balcony that was a selling point of the property. The very same large balcony is advertised as usable AGAIN when Sali does viewings, i guess until the last minute when another rider sheet comes along for the next tenant.
I have notified the landlord of this behaviour already and will notify him of the rest as well, so he is aware.
They are simply unprofessional, *and if you require even the minimum acceptable set of standards, they will fail you miserably. I might return to the areas they cover, as i love the area, but i will make double sure never to deal with them again.
Comment on agent fees
Fees are on par with other agencies but so happy they are being driven to 0 by the government soon. No doubt some of these big raises in rents are to cover the coming 0 fees rules.
