We looked to market our property with Pedder in Forest Hill in early 2018, and have found the whole process incredibly frustrating.
Although initially being impressed by Pedders approach to the valuation and sale, warning signs were shown very early on in the process when we received the draft particulars for the property. These included several inaccuracies and there was a fair bit of backwards and forwards in terms of using the right imagery.
Following launch of the property we received initial interest with an influx of viewings over the first few weeks. Feedback on those viewings however, wasn't shared unless we chased Pedder. In addition to this the property wasn't listed in Pedder's shop front despite promises.
And then they went quiet... Communication from Pedder's side was extremely poor. They'd fail to arrange any viewings at all on the property, yet when we chased for updates they'd miraculously pull viewings out of thin air! It was as if they were doing no work in the background to sell. It felt like, as vendors, we were doing all the leg work.
It's worth noting also, that you sign into a 16 week contract that you can't actually end after 16 weeks (unless put up a fight). We've subsequently taken the property off the market for a few months, but this won't be re-listed again with them.
What was supposed to be an exciting experience, was actually just disappointing.
Comment on agent fees
Reasonable fees from a market perspective, although excessive considering the amount of work that was put into the sale.
