Requested to view a property through Gem Lettings and dealt with Gemma O'Sullivan directly. After viewing the property we decided we would like to rent the flat. We met the landlord during the viewing and him and his wife were really nice and very friendly. Gemma then started the onboarding procedures and I have never experienced such a rude and unprofessional service in my life. Our move in date was pushed back 3x's, Gemma took ages to respond to any emails and would never answer the phone if you called. We eventually had a move in date in the diary so we handed in our notice on our current property but the week before we were supposed to move Gemma informed us that the landlord had decided not to rent to us anymore, effectively making us homeless with 1 weeks notice. Gemma would not return our calls and emails, we had transferred all the money (inc Gemmas fees), arranged movers and were ready to go. We were totally shocked that this could happen at this stage in the process. When we weren't getting any response from Gemma I decided to reach out to the landlord directly via Facebook and we had a call and smoothed everything out. it turns out Gemma had been telling LIES! to the landlord, saying we were being difficult and that she could get the flat rented out for more money. He asked Gemma what should he do and she advised him not to rent to us and she would deal with it. The landlord had no idea about us effectively being made homeless, that movers had been booked/paid for and he was shocked at her behaviour. We ended up staying in the flat for a year before moving on. The landlord chose not to rent his property through her again after her behaviour. It amazes me that she still has a business after reading some of the reviews left on this site. DO NOT use her to rent out your property or if you're a prospective tenant. She is a a liar and rude little girl.

I’m so sorry but the Landlord decided to go for someone else. We had a lot of interest in the property and we always let the Landlord’s choose. As mentioned we have other properties coming up and are always happy to try and help but it’s a very competitive market at the moment. ...

"Completely untrue"? Hmm. I understand defamation law well enough to make sure everything included in the above review was objectively correct and often demonstrable through emails exchanged. I have emails from Gemma on this subject from 2017, 2018, 2019 and 2020 which I'd be happy to upload to avoid any doubt.
