As a first time buyer, I was delighted to have an offer accepted on a lovely flat through this estate agent. Despite being informed by Robinson Jackson that I was one of seven bidders for the property, my offer was somehow accepted by the vendor who they claimed had warmed to me during the viewing. I was over the moon and excited about moving in.
What I would later learn was the property had signs of subsidence or some kind of structural movement. My surveyor â who I had paid almost £250 to conduct a report - wouldn't consider giving me a mortgage unless I paid in excess of £1,000 for a more extensive survey, which could have just highlighted more issues. As the vendor had bought the freehold for their property, there was no form of insurance to cover the issue of subsidence.
As I researched further, I found that the flat in question had been put on the market previously and I believe the same thing had happened (the buyer's bank would not provide a mortgage due to signs of subsidence). I believe the vendor of the property had attempted to hide the cracks caused by the subsidence in the hope that my surveyor wouldn't notice them. The vendor (the one who had warmed to me during the viewing) was dismissive after the surveyor report and informed me that they would be putting the property on the market despite my initial attempts to negotiate the issue. I felt this was unfair and questioned their behaviour. The flat was placed on the market several times afterwards, all failing for the same reason â subsidence.
It soon came to light that Robinson Jackson were privy to these issues but continued to market the property to prospective buyers in the hope a buyer's survey wouldn't pick up on it. I feel this was very irresponsible as purchasing a flat with this issue would have such an impact if a buyer tried to sell in the future. It's also giving false hope, wasting time and robbing potential buyers of £250 in survey report expenses. In fact, I phoned the estate agent to enquire about the property when it was re-marketed for the fifth time on their website and was informed by their staff that the reason it was being re-marketed was due to 'buyers with commitment issues'. This left me angry as I was more than willing to commit to the sale.
It's clear the estate agent only care about their commission and not providing an honest, quality service. As a vulnerable first time buyer, they could have lumbered me with an unsellable property just for a bit of commission and I will ensure that I do not use them again.
