I would like to address your concerns.
It seems that both of the notices were unforeseen circumstances because the landlords informed us they were looking for long term tenants at the beginning of the tenancy. Unfortunately, in both cases their situation changed which is always frustrating to Tenants and Lettings Agents alike.
I can confirm that we have written confirmation from both your previous landlords explaining their individual changes of circumstances and I can confirm to you that my Company was not responsible for these changes.
The reasons for their respective changes were as follows;
Landlord 1 – Job redundancy
Landlord 2 – The landlord had no intention of selling until an opportunity to buy another property came nearer to where they both live
During your time at your first property, it is worth noting that the landlord had their own contractor to sort out the issues, we would not be happy if one of our trusted contractors dealt with the maintenance issues in this way.
After the Section 21 notice was served we did our very best to find you another property and another Tenancy was agreed with yourselves at another property we had and my Company did not charge any fees, we could have charged referencing fees which would be £360.00 including VAT, but we moved you into property no. 2 for FREE as a good will gesture.
As you are aware we asked both landlord to comment on our services for both property No. 1 and property No. 2:-
LANDLORD 1
Further to our conversation the other day I am writing to confirm that due to my life/work situation changing in November 2016 I was made redundant from my job in London and decided to move down to my flat. The redundancy was unexpected and I informed Smart Property as soon as I had made a decision. I was very concerned that the tenants should know of my moving into my flat at the end of March 2017.
I have had a very successful relationship with various members of Smart Property staff and found them to be helpful and professional; I would have no hesitation in using the company again should I need the help of an estate agent.
Kind Regards
Ms C
LANDLORD 2
Sorry to hear that, It was never on my mind to sell.
It was only due to an opportunity that came up that we was considering when we got an email about the tenant leaving the property for a couple of months that triggered the thought of selling as the timing was when we were talking about this other property.
I would like to say that when we've put the property up for rent you've had a queue of people for viewings as you did have also when we put it up for sale with you so very happy with your service
Mr P
Finally, I would like to apologise on behalf of Smart Property that some of you expectations have not been met, but my staff have assured me that they have worked with the best of intentions to meet your needs as we do with all of our Tenants.
