Wow. What a terrible experience we had with this company when checking out!
We lived in the apartment for almost 4 years. We repeatedly complained about damp and mould issues in the flat. Instead of doing anything about it, they sent a regular instructor who blamed us for the dampness, saying there had been no issues before we moved in. (This turned out to be a lie.)
When it came time to leave, Claire Leech in House and Son sent us the check out report. For starters, she was always extremely rude in her emails. We repeatedly asked her to email both tenants and not just one. And she repeatedly "forgot". In her second email to us, she threatened to bring the case to the dispute board - something she dragged her heels in when we did say we wanted to lodge a dispute.
House and Son initially said we owed them £1136 upon check out, for cleaning and maintenance. Claire was adamant we would pay it. But, following several emails where Claire was being unreasonable and rude, we lodged a dispute.
The dispute board agreed that we would only have to pay £190. That's a long way from £1136!!
Among several revelations, House and Son are forced to admit that there had been a "history of dampness" in the flat and couldn't charge us for that. (Remember, they had spent 4 years blaming us for damp issues!!)
So if you are a tenant checking out, he sure to dispute! House and Son will try to take you for every penny.
And if you're a landlord thinking of doing business with House and Son, go elsewhere. The ineptitude of this lot will only end up costing you.
(I put this review elsewhere first. Shortly after posting it, House and Son emailed me, threatening to take legal action over the above review, claiming it's inaccurate. I have the emails from Claire proving that everything I say is true. If anyone wants to read them, just ask. I expect they will respond here, saying that what I've written is inaccurate, which is extremely unprofessional I'm sure you'll agree. But like I said - I have the emails proving that they are liars and scamsters. If you would like to see them, please just ask.
And just look at all the negative reviews saying the same thing. House and Son try to cheat tenants. End of story.)

Yes I completely agree.. am currently in the middle of a dire mess with Glenda Jackson who is meant to be a SENIOR property manager but has made a catalogue of errors over our roof repairs and amassed thousands of pounds in unnecessary fees with their besties Bennington Green and all totally unnecessarily as all that was required was some remedial roof repairs!!! Charged me for check in and out fees one of which was £90 which was not carried out properly as they said something was missing which was in one of the cupboards and considering there was only about 10 in the whole property being a small one bedroom flat I find it very appalling.

You were given the email address of the lettings manager, myself and I responded to you via email and agreed to waive the cleaning costs for you as a gesture of goodwill. I also explained that the cost of the salad draw would be higher as we had to pay a contractor to source the item and fit it, so there is always going to be a higher cost involved, although we have kept this cost to a minimum.
