The conveyancing period on this property took one year and cost me a fortune - foolishly I accepted MS's second recommendation for a conveyancing solicitor ADVANTAGE PROPERTY LAWYERS (after the first, ISON HARRISON has failed to even keep a record of the address of the property they were supposed to be selling - Manning Stainton desperately need to re-address the solicitors that they recommend). Advantage reliably misinformed me of costs and legal matters relating issues with the title deeds, had the cheek to complain when I asked them for regular updates on a process that they were making a complete mess of, and regularly lost telephone numbers and records of telephone conversations (I suspect that their representative, CLAIRE CALE, was deliberately telling me things over the telephone in order to avoid leaving any paper trail), and managed to extend a 3 month job to over a year. This was exacerbated by issues with the leaseholder being very uncommunicative, but as far as I can see the main problem here was Advantage's complete unwillingness to pick up a telephone and call him (I had to give then his number on at least three occasions, and they often claimed to have called when in actual fact they hadn't).
Initially Victoria seemed to be taking all this in her stride and advised me that it would soon pass and to have faith in the procedure â I'm sure that 90% of the time this would have been exactly the right advice, but in this case perhaps it was not, and in hindsight I regret accepting it, as by September 2017 I'd realised that Advantage Property were completely out of their depth with this sale. At this point I was considering firing them and going to RYAN's in Pudsey, who had handled my partner's sale with a frankly awesome level of efficiency, but chose to stick it out with Advantage for an easy life (always a bad idea). I can only blame myself for this as I would have probably saved myself about £4000 in bills and mortgage payments if I'd have had the nerve to change conveyancer at this point.
However, alarm bells seemed to have finally started ringing at Manning Stainton, and once Victoria realised that the whole process was a (very slow moving) car crash, she became very attentive and supportive - in the end much of the work of liaising with the wayward leaseholder was done by Victoria and I, owing to the haplessness of the solicitor.
Right at the end of this sale we ran into unexpected issues with our buyer (a first time buyer with a super elaborate mortgate application) â it was at this point that Victoria came into her own, fixing them up with a mortgage advisor and smoothing over what must have at this point been very troubled waters, making sure that all parties were kept up to date, and that the final hurdles were passed as quickly as possible.
In conclusion - Victoria seems an experienced and competent estate agent, but I think that even she was rather thrown by the perfect storm of bad circumstances of this sale! Ultimately, the problems I had with this sale were not of her making (although I suspect that Mannings rather threw us both to the wolves with their choice of solicitors), and although it took a little while for her to get up to speed, she performed her job well and with grace and competence (and probably going a little beyond what was expected of her, in stark contrast to the conveyancer), and managed to put up with me as well (as the reader can imagine, I was pretty frustrated by this whole process).
Finally, use Advantage Property at your own risk!
