I did not enjoy my 15 month experience with Roseberry Newhouse. Roseberry newhouse insist on 3 monthly apartment checks (which is fine), however, these checks do not in anyway protect the tenants. When leaving the flat we were unfairly charged for a 'Pleather' sofa. The sofa in question had a small scratch that had, over the year, turned into a much larger area of removed pleather (roughly 6" x 3"). Now despite telling roseberry newhouse about the initial scratch and their repeated 3 monthly flat checks (which surprise surprise did not show any scratch until the end of tenancy) they still charged us for a new sofa. After numerous attempts to get the landlord to accept this, he wouldnt budge at all. The landlord knows exactly what he's doing (as with most landlords they can just sit on the deposit money as they don't necessarily need it - the rest of us do). Roseberry Newhouse pretended to be the middle man in this affair but it turns out that the landlord actually has / had some financial interest in the firm and therefore Roseberry Newhouse were never going to be on my side about this. They also kept telling me how the landlord is paying for this and that, trying to make me feel like i was getting a good deal, these were all wear & tear items. And finally, the icing on the cake which all poor landlords/agents do, they charge cleaning no matter how clean the flat is. I got charged £100 for the oven to be cleaned (fair enough it needed a deep clean) which, quite frankly, is ridiculous. I would not recommend!
