Do not subject yourself to the stress and frustration of dealing with these useless estate agents.
Myself and my partner rented a property with Surrey & Hampshire for over 2 years and it was far from enjoyable.
Despite initially being showed around the property by a rather awkward, unprofessional gentleman we decided to go ahead as we liked the property.
I'll keep this as short as I can!
The main issue was the plumbing. The plumbing system in the flat was cheaply installed and poor.
There were a couple of occasions where the bathroom flooded and as Surrey & Hampshire did not have an out of hours contact number (they may do now and if not should definitely look into it!) we were left without basic facilities for a couple of days before we could even contact them.
When we eventually did get in contact with them we were told to use the facilities at Wetherspoons until they could get a plumber out to us!
Wetherspoons is not open 24 hours so we had to just wait until their opening hours and even then it's not like they have showers!
We were not offered any compensation, no deduction was made off our rent and quite frankly they couldn't have cared less. Which is odd considering this was a complete breach of any tenancy agreement.
This issue arose a couple of times where we had to endure more days without basic facilities and the cheap system was eventually replaced with the same, just slightly newer system.
A couple of other incidents happened, I won't bore you with them all but this included the downstairs shop accessing the property without our knowledge or permission and without good reason.
And in the process of entering our property they broke our shoe rack and trapped our little dog downstairs for an unknown period of time without water! I just came home to the mess and a note.
And lastly, the return of our deposit of course.
After what felt like an endless battle of emails firing back and forth between us and the estate agents, they returned most of our desposit but deducted a decent amount to cover "handyman costs". This included nail holes that we did not make, paintwork that was peeling due to neglegance of an old property and general wear and tear.
I had been fighting our corner for weeks and as I was being submitted to hospital the Thursday before our deposit was due to be returned to us, I let them have their handyman costs just to be rid of them and all the hassle that came with it.
Avoid! Avoid! Avoid!
And if for some reason you can't, take photos of EVERYTHING that doesn't look right within the property before and during your tenancy because they will try and sting you at the end.

Whilst living at the property, we had a couple of issues (not the fault of S&H) - when these issues arose, the team were efficient and responsive. Towards the end of the tenancy, there was an issue with damp which was hard to resolve - this was a fault in the exterior of the building. Adam was fantastic at getting workers / surveyors to the flat in an effort to fix this. He kept me updated at all times and managed things well in what was a very stressful situation for us.
What’s more, Adam and the team worked hard to ensure we could exit the flat at a convenient time / date for us.
