I understand that the property you offered on had previously declined a lower offer from another interested party and the vendors then went on to accept your offer, at this stage we took the property off the market and advised you to proceed. Unfortunately the party that had offered previously, and advised us that they wouldn't increase, later changed their minds and made the decision to increase their offer. Whilst we do not encourage gazumping and do what we can do avoid it, I'm afraid legally we cannot withhold this offer from the seller. As an agent we can only advise our clients, we are not in a position to decide which buyer secures the property and we have to take instructions from our clients. Unfortunately in this instance the vendors chose to switch to the other buyers and I understand my colleague called you to explain the situation.
