We have sold many houses over the years with very little difficulty, so I suppose it was only a matter of time before we had a problem â and this was it!
We appointed Mansell McTaggart (a very good move on our part as it turned out), not because they were the cheapest but because we felt comfortable with their approach. The marketing went well and it wasn't long before we hooked an offer. Many people think that the role of an estate agent is to sell your house quickly at the lowest possible cost. We disagree â securing an offer is just the beginning ⦠there's a lot more to do before completion. We accepted an offer not realising the problems that lay ahead (all lower down our chain we should make clear).
This is when you really start to understand the difference between what I would call a 'proper' agency and one of the many new 'on-line' outfits. Many of our problems were the consequence of lousy communication by parties down the chain, one of who signed-up with a well-known, heavily advertised 'on-line' operation; it appears to us that once an offer has been secured, they do little to nothing more. Unlike Mansell McTaggart, they aren't local, they have no local branch, little knowledge or expertise â they are simply a national call centre.
So, we relied heavily on Guy Bateman and Jacob Rafferty and their team at the Horsham branch to hold it all together for us and push the deal along until eventually it came in and we exchanged. There were many problems, but our agents never faltered and did everything that they had to, including much of what the other bunch should have been doing â daily progress calls, chasing solicitors etc. etc.
That's what you get when you pay a commission to a proper agency â and we're very pleased we did. Thank you, Guy, Jacob, Natasha and co. â you really did a fine job.
