I'm a first time cash buyer and never again in my life will be in this position. I can say hand on heart this was a really distressing and disappointing experience.
I don't wish to name names but the 'negotiator' in question was an absolute joke. Besides having terrible customer service, he was rude and offensive. I put negotiator in quotes because I don't think he ever contacted the seller at any point during the unfortunate 3 months we had to deal with him and I dont think he knows what negotiating means - he told me that no one had ever asked for a reduction in a house price after a property report and survey was produced, it wasn't the done thing. He never answered his calls or emails and if he did it was with the worst excuses such as 'My computer wouldn't turn on' - that was my personal favourite and usually about 2-3 days later. I was told that the houses I was looking at never came on the market at an affordable price for people like me (since then 3 have come on the market at below the price I was looking at paying). I was asked what I was doing looking at properties I probably couldn't afford and asked if I even had the money (Just to put it in perspective I already had to prove that I had the asking price amount in my account ). I was asked if I had a crystal ball when I mentioned that maybe it wasn't a sellers market as much as everyone reads in the news as the property had been on the market for 9 months previous to my attempt at buying it and had been reduced twice - he said he didn't know about price reductions or any restrictions on the property. Considering these houses are protected properties with a lot of restrictions I would have assumed in his apparent 33 years experience in selling period houses that he really should have had an idea - could have fooled me.
This 'negotiator' just didn't want to sell this property for whatever reason - maybe he had someone else in mind or maybe he was hoping to coerce the seller into reducing the price by intentionally not selling it. I was baffled that I was trying my hardest to give this man and this company my money and he or his manager just didnt want to take it.
I am now an expert in the Collins Estate houses as I had to do all the research myself so if anyone would like any help or any advice on these houses that for some reason sellers are all selling through Morris Dibben - maybe there's a clause in the leasehold I missed! Then I will happily offer my help and research so that you have better chance of buying the property of your dreams without using this incompetent company.
