I am currently in a tenancy with this estate agency, and am incredibly unhappy with the treatment we have received. The property has had extensive issues with damp and mould, that have not only been a massive hygiene issue, but has damaged our personal property. This has been an issue from about a month after we moved in, and though the agency has arranged and installed a ventilation system in the loft to help with the symptoms, we are four months into our tenancy and they have yet to (after promising to, several times, on specific dates) fix the roof above the bathroom. We believe this is the root of at least a large portion of the damp, as the ceiling is covered in water marks and the plaster is quite literally falling off.
Furthermore, after losing (and alerting the agency) our post box key within the first few weeks of moving in, we have been charged a replacement fine, but have yet to receive a new key, or a refund for the payment. This may be due to the fact that the gate on which our post box is situated has fallen off following extensive water damage from a cluster of storms that hit the town. The agency, and, in fact, the landlord, are trying to blame us for the broken gate, claiming it was most likely due to wind damage, with the assumption that we hadn't been closing the gate.
On requesting a new gate on the basis that we do not feel safe without one, and would prefer if every person walking past didn't look directly into the property, I have been told that we will simply have to 'agree to disagree'.They have decided that WE broke the post box, despite the fact that it leaked since we arrived, pasting our post onto the inside of the box, and was severely battered when the gate fell in, post box first, onto solid stone floor.
We are attempting to fix these issues, but are convinced that the agency will attempt to take the money for repairs out of our (hefty) deposit, which, being students, will be a large financial blow.
I would genuinely tell any friend or stranger to avoid this agency; while I cannot fault them for friendliness and customer service, their follow-through in dealing with actual issues has been appalling. If I could give zero stars, I would.

Complaints Procedure
For everyone who has dealings with AEA Management (either our Lettings and Management Department or our Sales Department) there is a clear procedure if the landlord, tenant, applicant, guarantor, purchaser, or the vendor considers that the company has let them down in some way.
The company aims to provide a high standard of service to clients and customers alike.
Outlined below is the Company’s current complaint procedure.
1. All staff will deal with day to day problems on a one to one basis, but once a formal complaint has been raised the Manager of each department will become involved and take over the complaint from that point onwards.
