A very negative and upsetting experience...
My personal experience of selling a house with Haybrook.
A %commission was agreed with the agent with a reassurance that they had checked with their manager and it could be offered at said rate 'just the %rate, ignore the rest of it (the contract)'.
**We were presented with a much larger bill than we had originally agreed as VAT is excluded . It does state this on the contract but were led to believe this was waived - Yes we were very naive. Ensure you get clarification of any agreement in writing as our conversation was denied as ever being mentioned.
Our property was over priced by nearly 40K and had two price reductions in as many months.
**This does not install confidence in potential buyers. We knew what our property was worth thereabouts but these guys 'know the market better than you and are going to achieve the best possible price for your house' -
An offer was accepted after these reductions - it was a low offer (but more realistic) and we were encouraged to accept. The branch manager suggested a condition of sale as 'quick completion'. He gave the timescale of 6 weeks.
** Same manager denied all knowledge of this conversation when it became obvious completion was going to take months.
We resorted to emailing our buyer directly as information was not being passed on. Our buyer confirmed by email that this condition of sale was not mentioned to them by the branch.
I was contacted on social media by a further party who had made unsuccessful attempts at making an offer on our property.
They stated they had presented an offer two weeks previously but had been 'discouraged from following up on our property' by the branch and said they were certain' their offer had not even been recorded at the branch.
This party made a further offer to the branch. We were not informed of this offer either, I had to bring it to the attention of the branch that we had been contacted externally. The branch were given ample opportunity to inform us, they did not and I believe they were never going to.
I feel Haybrook took advantage of our personal situation as we were out of the country (or Mars as apparently we could not be easily contacted) and did not act in our 'best interests'.
