I have just been to check into my new flat in Chiswick, managed by KFH only to find the heating doesn't work, the cleaning was substandard with food debris still in the fridge and dishwasher, cupboards were left full of the previous tenants rubbish, a faulty sink plug in the bathroom, the living room blind lying on the floor and other issues. Very unhappy, if I could leave I would as this is clearly an indication of how my tenancy will be managed for the next few years. Am still to find a property agent in Chiswick which can live up to the standard of similar agencies in Hong Kong and Australia.
15/01/18. Despite the following reply from KFH nothing has been done and we have been without hot water since 11/01/17. All issues, up to twenty of them, remain outstanding. In over twenty years of renting in four countries this is our worst experience ever, including a developing country. I am a landlord in two countries and despite working full time, time zones and distances, I always ensure my tenants' problems are addressed within 24 hours. I also ensure my properties are clean and everything is in full working order before handing over to tenants. My properties are not just my investments, they are my tenants' homes and I treat them with respect. As someone who works on a daily basis with a large number of professionals and their families in the Chiswick area, I will not be recommending KFH.
25/01/18 So this is where we are at two weeks after moving in:
Fixed:
Debris left in cupboards has been collected
Heating is now working
Hot water is now working
Heating is now connected in the second bedroom
Still outstanding:
Landlord's furniture has still not been removed
Hot water timer is faulty
Dishwasher is faulty
Mixer taps in bathroom and kitchen are faulty and there is a problem with water pressure so it is difficult to wash dishes by hand
Mixer tap in bath has come off
Bathroom sink plug won't go up and down
Bathroom window will not open to release steam
Shower screen seal is old and brittle (as identified by check-in agent) and leaks water onto the floor
Toilet seat needs replacing and toilet itself is loose
Pilot light button is missing on hob
Fridge bulb is not working
Bottle shelf in fridge was cracked and as a result fell off smashing two bottles of housewarming champagne (don't feel like house warming anyway!)
Living room blinds still uninstalled
We still do not have a functioning key for the front entrance of the block
Pipes under kitchen sink blew overnight and whole kitchen and kitchen cupboards flooded
Added bonuses:
TV antenna jack does not work
No phone jack in the living area
Have discovered the landlord is flouting a number of building management regulations
Apparently we are waiting for landlord approval for all the outstanding issues. In my previous experience this has always been given within a forty-eight hour period, unless a request is unreasonable. However, checking everything was in working order before we moved in would have no doubt made a significant difference to our current situation. Lets see what the next two weeks bring.
