Upon completing a viewing on Saturday 23rd June my girlfriend went to pay the "reservation fee" to RESERVE the property which we were told was done by a "first come, first served" basis by Stephan. While there she again asked if anyone else had put a deposit on the property and was told categorically "no" and that it was still available. So she paid them and left knowing we had reserved the property.
Monday she dropped off the application forms within the requested time frame and was told that we would hear the decision within 48 hours. On Wednesday we chased them and they said they should know by the close of business, the we got told later we would know by the morning.
Thursday morning they called us to tell us the landlord has accepted the "other application" - when pressed they said that the landlord "had thought it a very difficult decision so decided to go with the application that had put the deposit down first" - when I pointed out that it was us that placed the first deposit and the it was the second applicant that had been given the let there was no answer, no apology, no offer to rectify the situation. Only that we could have our deposit back, but now that I have seen others comments I'll wait with baited breath to see if that happens.
Overall - sneaky people that are willing to do any dirty tricks to get their sale. Why do lettings agents seem to have very little in the way of morals?

What is interesting is that a long standing landlord I notice no good comments for the pay tenancies,we paid out of our bank the rent for December as a goodwill gesture while we work we a tenant who has no longer a job,. You also declined our rent
guarantee option which was offered which would have protected you against this happening but our advise was not taken. ...

We moved from Yoemans to Archer Basset and have had mixed levels of service. Recent experience has led me to not renew a managed service for a number of our rental properties. Unfortunately we should have looked for alternative options to Archer Bassett, lessons learned....

We note you claim we tried to charge you a fee, the tenant fee ban of 2019 has a limited fees which we are permitted to charge tenants.
