Tenant Fees
If you started a tenancy before 1st June 2019, the following Tenant Fees will apply until 31st May 2020:
* Change of Tenant Fee: £300 (plus £100 per guarantor if required)
* Tenancy Renewal Fee: £300
* Check-Out Fee: £180 (2 bedrooms or less), or £240 (3 bedrooms or more)
From 1st June 2020, or if you started a tenancy on or after 1st June 2019, the following Tenant Fees will apply:
* Application to add or remove tenants from the tenancy agreement by virtue of a Deed of Assignment where no additional referencing is to be conducted: £60 (including VAT)
* Application that also involves the referencing of additional incoming tenants will be subject to a further charge of £30 (including VAT) per tenant or guarantor that is to be referenced
* Application for the early termination of a tenancy: £60 (including VAT). Furthermore, a compensatory payment to the landlord equal to the loss suffered as a result of the early termination of the tenancy will apply, which will be based on the pro-rata costs incurred by the landlord in respect of initial letting of the property

Thank you for your feedback. I will respond to your points individually as I feel it's important that readers of our AllAgents page are given a fair representation of the circumstances at your property.
1. The Check Out report carried out at your property for the last tenancy was largely accurate, however the DPS (not TDS) did not feel that the damages caused by the tenants warranted the deductions that were being proposed and so did not award you the funds.
2. Your Property Manager was on a full time contract, working 5 days per week for the duration of his time at the company. He was never part time.
3. I understand that we did not provide you with the initial 6 month update, however as all rent was being paid in full and on time we did not consider this to be an issue. When prompted to do so your property manager provided you with this update.
4. In accordance with the signed terms of business with which you instructed us to manage your property, we contact all tenants 6-8 weeks prior to the end of their tenancy to ascertain whether they wish to stay on past the end of their 12 month fixed term. This is so that there is plenty of time to re-let the property with no void period should it be necessary. We received your instruction to not contact the tenants after we had already done so, as per our agreed contract with you.
You were not lied to, and have never been lied to by Beresford Residential, and I feel disappointed that you have felt it necessary to serve notice on our management of your property.
As we no longer manage your property you will no longer pay management fees, however as per our agreed terms of business there are still some further fees payable should the tenants remain at the property.
These fees were all agreed in writing prior to you instructing us to work on your property, and the circumstances under which the fees are payable are all stated clearly in the agreed terms of business you signed. Therefore I do not feel it is unjust to ask that the terms of this contract be fulfilled by both parties.
Finally all the fees we charge are considerably less than Foxtons.
