Never have I been promised so much and had so little delivered. They talk a great game to get you to sign up with them on a long term contract. They tell you that they will sell your house for more than any other agent will be able get. They also want to charge more than other agents charge but justify it by the higher price that they are going to get for you. They describe it as a 'win-win' for you - if you sell at a higher price, you've got a higher price & if you don't sell then you don't pay the fee. I wouldn't describe not selling the house as a "win" when that's what you've asked them to do. You do still pay a fee anyway as they sting you for their 'marketing package', especially if you don't want to use one of their own solicitors. In fact they almost bullied me into using one of their solicitors despite me telling them I had my own solicitor already.

Once you're signed up with them you find that the sales patter was just talk - they just don't do what they say they will. Their admin is terrible - you have to ask them several times to do simple tasks like update some information on the property details, they don't return calls, they would forget to tell us when arranged viewings had been cancelled. They said that they would monitor web stats & try different pictures to see what impact it had. In fact the pictures rarely, if ever, changed.

They are supposed to act on your behalf & in your interests but they don't - they act in their interests & their interests only. If a house sells itself then they are obviously happy but if not, they don't do all the proactive marketing they say they will. You cannot trust a word they say.
What agent could do to change your mind?
Acted in our interests, not theirs. Done the things they said they were going to do. Been proactive with the website listing.

Dear L.C., Many people talk of "going the extra mile" but in reality few of them actually do.
