We rented through Patrick Williams for approx 1. 5 years. The house was lovely and had been renovated by the owners albeit amateurs. Howwever in the short space of time there were a few niggly repairs, paintwork chipping off as it wasn't prepared properly. toilet seats broken as they were cheap brands, intermittent hot water because the boiler was old, electrical wires left exposed.
Patrick Williams seemed to act quickly but employ their own handy man who is actually pretty useless and a bodger... The downstairs loo which was used rarely had two toilet seats fitted poorly! We were told that if it it broke again we would be liable- I think I only sat on it three times!
There was a leak in the bathroom, which dripped into the kitchen, I told Patrick Williams about it and said it needed to be addressed- they send a man who painted over the ceiling cracks! Months later the leak obviously got worse and runined the bathrooom floor and kitchen ceiling.
Due to all of this, I asked for the landlord's details so I could ensure he was informed. I was refused, time and time again, depsite it being law.
Time to move out- Money taken from our bond - lots of it, for wait for it 'WEEDS' £55 for WEEDS. Seriously.
They also inspect every 3 months and take photos of your possessions which is against the law.
If you rent from this company, be aware of your rights as a tenant and do not let them bully you.

Having looked through your deposit return, there was no monies deducted for the garden/weeds. There was a total of £235.00 deducted in total. This was to cover the cleaning invoice to return the property back to a professional level as it was at the onset of your tenancy and a reduced bill of £90.00 (from £145.00 ) to make good three areas of damaged flooring throughout the property. The landlord paid the remaining £55.00 for the flooring as a good will gesture and also covered the cost of the gardener himself to resolve the deposit as you did not feel you were liable for this cost and he wanted to resolve the deposit in a timely manner.
Concerning the maintenance issue we always act promptly, having checked our record I would like to confirm the following information:
Boiler (intermittent hot water) - The landlord had a home serve policy for the boiler and hot water, you had full access to this and our records showed that we kept in contact with you concerning both visits from home serve and even have a confirmation email from yourselves to advise that the taps just needed to be turned on fuller to give the water more pressure so that you had hot water.
The leak - This was caused by the sealant around the bath coming away, this which was replaced before the ceiling was repainted. As an agency we would not just paint over a leak as this would cause further damage to the property.
Exposed Wire - You reported one exposed wire in the living room which we confirmed was not live as it was telephone cabling previously used by the owner when he lived there. He had put a blanking plate over it in case a tenant wanted to have an additional line installed.
Toilet seats - The downstairs toilet seat broke on two occasions in quick succession, both times the landlord replaced these at his own cost. He then felt that he should not be liable for a third toilet seat should it break in the near future, which we passed on to you .
With regards to your landlords details we did explain on a number of occasions that due to data protection we were unable to give you his details as he has specifically said that he did not want these passed to you, we sought legal advice to ensure that we were acting in the correct manner and also advised you that if you would like to send a letter or email to us we would pass this on to him, which we did.
At inspections we take pictures of any areas of concern and also of rooms so that the landlord can see that the property as a whole is being well maintained. Only our agency, yourself and the landlord see these photos, however you advised that you would prefer that room shots weren't taken, which we obliged.
As an agency we are completely transparent and do not bully tenants and do not see how any of your comments reflect that we have in any way done this to you.
