From start to finish I had a thoroughly disappointing experience during my tenancy at a Portico managed flat in Camden.
Prior to signing contracts and moving in, myself and my partner were rushed by the agents to get everything finalised within days from first putting the deposit down to actually moving in, this was for them to try keep the landlady happy as I believe the previous applicant had pulled out (I admire the astute foresight of this individual). However, due to the need for a guarantor, the process took longer than they wanted. The agent dealing with my application was extremely rude during telephone conversations to the point of her raising her voice at me when I was simply asking how the process was going. The most frustrating part of this process was that immediately after being treated with zero respect on the telephone, I would receive very polite and kind emails from the same individual.
Once I had moved in there were repeated issues with Portico giving workmen keys to the flat to access the property without any notification to myself whatsoever. I would return home from work realising someone had been in my home and would then have to chase Portico to find out what on earth was going on. I raised the issue with the property manager, asking for at minimum of 24 hours notice given to me if there is to be access to the property (as required by the tenancy agreement). However, even after my complaint there were two more occasions of unannounced visits of workmen to the flat. The property manager seemed to find the situation entirely ordinary and did not understand my concerns about giving access to my home without my knowledge of the arrangement.
The general communication between the property manager and myself was incredibly frustrating. I would normally have to wait anywhere up to three weeks for a response to emails regarding repairs of issues with the property.
Finally, Portico held our deposit until the very last possible moment they legally could before releasing it back to us. There did not seem to be any reason I could think of for doing so, as no deductions were made and there were no issues with checkout. The agent would not reply to emails regarding the release of our deposit until we told them we were seeking legal advice.
Overall, Portico fell well short of my expectations of what a good service should be and frankly made my tenancy a miserable experience.
