HOLDING DEPOSIT (PER TENANCY)
One weeks rent. This is to reserve the property. Please note: This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement ( and/or Dee of Guarantee) within 15 calendar days ( or other deadline for Agreement as mutually agreed in writing)
SECURITY DEPOSIT - FOR A RENTAL AMOUNT UNDER £50,00 PER YEAR
Five weeks rent. This is to cover damages or defaults on the part of the tenant during the tenancy.

Six weeks rent- This is to cover damages or defaults on the part of the tenant during the tenancy.
UNPAID RENT
Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to purse non-payment of rent. Please note: This will not be levied until the rent is more than 14 days in arrears.
LOST KEYS (OR OTHER SECURITY DEVICE(S)
Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual cost of a locksmith, new lock and replacement keys for the tenant, landlord and any other person requiring keys will be charged to the tenant.
If extra costs are incurred there will be a charge of £15 per hour (Inc. VAT) for time taken replacing lost key(s) or other security device(s).
CHANGE OF SHARER
(Tenant’s Request) £50 (Inc. VAT) per replacement tenant or any reasonable cost incurred if higher.
The cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to- Rent, deposit registration as well as the preparation and execution of new legal documents.
EARLY TERMINATION
(Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s cost in re-letting the property as well as all rent due under the tenancy until the start date of the replacing tenancy. These costs will be no more that the maximum amount of rent outstanding on the tenancy.

We are sorry to see your comment above. When we met on our market appraisal you promised us that you were going to change the kitchen, tidy the garden up and change the internal doors, We agreed to put the property on the market assuming that the work would be carried out, your property was already on the market with an online agent" for £315,000 therefore we agreed to market it at the same price. Soon after you asked us to increase the price by £20,000 as you were going to paint the property but not change the kitchen, garden or the internal doors, against our will we decided to respect your decision and try it for few weeks to see what feedback we would get, unfortunately the feedback we were getting was that the house was too expensive and we couldn't justify the £20k increase just by painting the property.
For us to able to achieve a price you wanted, we recommended that you should upgrade the property with new kitchen, new bathroom, flooring etc or we should reduce the price to bring it back to current market value. The house you are referring to that sold for £400k is a 3 storey house with 4 bedrooms and has 3 bathrooms also in fairly good condition, overall is quarter of the house bigger than your house hence the price higher. We have provided you with several comparable for 3 bedroom houses that sold in Merchants Quay, the most expensive house sold for £300,000 which is almost exactly the same as yours and far better condition.
We apologise for not turning up on the viewing, this was a bit of a hiccup, as you are aware the prospective buyer wanted to view the property early that week and you recommended to postpone until the decorators finished painting the house. We provisionally booked it for Saturday 1pm hoping the decorators would finish by then, we walked to the property late morning to check the progress and we saw the decorators still working in the house so we decided to ring the viewer to 1) confirm if he can still make the viewing and 2) if we can postpone it for later on that day so we can give the decorators a chance to finish, we were unable to reach him and we left a voice mail explain that, we didn't hear anything from the viewer and by lunch time double checked he got our message and if he was still coming to view the property he can just ring us when he is near by and we can come down and show him the house as our office is only 10 minute walk from there but again we were not able to reach him and we left a voice mail. The buyer did then turn up at the property and this is when he saw the decorators who let him in, we carried out 7 other viewings at the property and we never had an issue but in this occasion we should have organised it differently and for this we do apologise.
You are refusing to work with us and take our recommendations hence why we decided to take the property off the market.
