From day one, Danhamz have caused me nothing but stress and worry and I am glad to have finally received my deposit back today and connections to the company ended.
I booked a viewing in Huddersfield, to which the manager turned up half an hour late with no explanation. I had been stood outside the property in the cold and rain unable to make any contact with him.
I select the property an am asked to pay £100 holding fee to reserve the property. Weeks go by after having filled in extensive credit check forms with no communication before ringing back myself to hear that I had been accepted on the credit check, but that they were holding things up due to having accepted another application after mine, and almost choosing the later prospective tenant than myself. I had paid to reserve a property I almost lost when I had been accepted on credit check.
When I moved in, the flat was in the most horrendously filthy state of repair. I was told at the viewing it would be cleaned and everything fixed before I moved in This was not the case and there was lights out, door handles hanging off doors, a freezer that was dangerously overheating and a strong smell of sewerage whenever water was switched on. No inventory form was completed, and my concerns with the state of the flat were ignored.
Throughout the course of my tenancy, countless things went wrong with the property and my reports were continually ignored until I finally lost my patience and ended up shouting down the phone because I was so stressed about everything. It was later discovered the sewerage smell was caused by a severe leak in the bathroom, and again only adressed when the problem became that serious that the flat below got flooded with sewerage water. I became ill because of the total lack of hygiene which I was powerless to do anything about, I became physically sick and developed skin rashes because of the filth everywhere. I withheld my rent until this was fixed, as I am legally entitled to do. I am not legally obliged to pay for a service I am not receiving. I am then threatened with court action if I do not pay up, but unfortunately the manager is that deluded that he doesn't realise there is more of a legal case against him than there ever would be against me.
The flat has the cheapest fixings going, door handles constantly falling off doors. Reported to agent and ignored. One my father had to come to the flat 2 hours away from his house as I ended up locked in the living room area and didn't know how to get out. I got locked in a second time, I ENDED UP LOCKED INSIDE THE PROPERTY FOR 48 HOURS AND THE MANAGER REFUSED TO ANSWER THE EMERGENCY PHONE OR RETURN MY MESSAGES. It is a communal building for which I am not responsible for the actions of anyone else living there, What if there had been a fire caused by someone else? I'd have been dead, and i honestly don't think the manager even considers these things. You are providing a living service - THE SAFETY OF YOUR CUSTOMERS SHOULD BE YOUR FIRST CONCERN.
The manager hides behind a team of women in his office who vehemently defend his actions and attitude and refuses to speak to customers about complaints. There is always a reason why you are unable to speak to him. One of the women in the office admits that there is no communication in the place and that she agrees its a ridiculous way to run a business. She also stated that the landlord was doing her head in!
It has now taken me two full months of full force communication to receive my deposit back, which has involved over 200 ignored phone calls and myself having to walk 5 miles in the freezing cold an drain to speak to them face to face about this problem. The woman in the office admits to me she thinks the whole situation is ridiculous and she just wanted it to be over. The manager ignores my communication and only when I am physically sat in the office does he give any explanation as to why my deposit had not been refunded yet, he was trying to see if I'd give up so he would keep the money.
I call Citizens Advice and they agree everything the agency has done is completely illegal, total lack of due care towards customers, ignoring their duties and agent/landlord, refusing deposit return when no inventory was completed so they have no legal claim over any of the money. They actually recommend I open a legal case against Danhamz and recover all monies I have paid the agency due to them breaking the terms of the contract on their side the entire way through the year.
Do not use this estate agent if you care in any way about your health, stress levels or your money. Totally deluded manager, women who act an an accessory to his illegal activity - I don' know how any of them sleep at night when they treat their customers in this way.
