Our experience of renting through parks has quite honestly been a nightmare, starting from the moment we signed the tenancy agreement.
We are not strangers to the issues that sometimes come up when renting – we have rented through numerous agencies and are also landlords ourselves so we have dealt with all sorts. However, nothing could prepare us for how poorly we have been treated by parks.
We were renting one of their 'premium' properties in Brighton. On a superficial level everything looked great, however, contrary to what was promised the state of the house on arrival was abysmal. The landlord's furniture was still scattered about the place even though it had been agreed that it would be removed so that we could furnish the property ourselves. The garden was a complete mess.
The shower leaked through the floor and into the downstairs, the cooker, dishwasher and fridge didn't function properly, if at all. Basically, all the appliances were either not working or on their last legs as they were so old. This was all compounded by the fact that we have a very young baby and having faulty appliances was a real struggle.
Parks sent over an appliance engineer on a few occasions, he successfully installed a new dishwasher but was unable to do much else. We limped through a six-month tenancy feeling pretty miserable because all of our complaints were met with completely inadequate responses. The shower took them five and a half months to fix, we had actually moved out to stay with friends by the time they had fixed it.
The general feeling one gets from Parks as a tenant is that once you are contracted to them, they represent the interests of their landlords and not much else.
Parks also did nothing about the fact that the landlord appeared at our door with his keys with less than 24 hours notice given, and on a day that we had specifically requested not to come on. Not only were none of our concerns properly dealt with, but we actually felt quite intimidated by the landlord on several occasions, and parks were quite willing to allow this to occur.
Finally, to top it all off we have just been told that the landlord has a damage report and parks are withholding our deposit. Fortunately we sent our solicitor extensive photo evidence of all of the defects that they have listed, which were very much visible when we moved in. I'm pretty confident that we will get back all of our deposit and we are now looking into various options to recoup some of the rent that we paid over the six months. However, if you are considering renting with parks I would strongly advise you to consider alternative options. Good luck!
