I'm not even sure where to start with Tara&Co - they're possibly the worst company I've ever dealt with. I suggest both tenants and landlords avoid them, and I personally will never rent or buy a property that they have had any involvement with.
I rented a managed property in Leamington Spa for 11 months. Rent was paid in full and always on time and the property was left in a better condition than when I moved in at the end of the tenancy. Even before I moved in, they gave my details to Glide (an energy company) who then proceeded to harass me via SMS and Email against my wishes until I reported them to the Information Commissioner's Office. Things went downhill from this point.
The property was poorly managed - insufficient waste and recycling facilities were provided for the 12+ tenants who lived at the address. The intercom system remained broken for much of the year. On one occasion a contractor was given access to my flat without any notice whatsoever for a non-emergency issue - David French readily admits this happened in an email. On another occasion they rang me and tried to convince me to give them flat access with a few hours notice - but soon backed down when I pointed out they had to legally give proper notice of at least 24 hours.
When I moved out, I gave it a few weeks before I requested the deposit back in writing. I received no response within the 10 day period I was required to allow and was therefore £650 out of pocket. No reasoning was given for the failure to return the money - in fact they hadn't communicated at all since I moved out. I was forced to begin a dispute with my|deposits and provide evidence for a case. As soon as the deposit protection company got in touch with Tara&Co they backed down and paid me the amount in full.
Tenants: they will try and take advantage of you. Insist on 24 hours notice for all property access. If they fail to return your deposit, don't put up with it. Don't waste time dealing with them directly beyond the initial request. Just dispute the failure through the protection company or take them to the small claims court.
Landlords: they don't have a good reputation and you'll likely lose business from tenants who know to avoid them and look elsewhere. I've heard from colleagues who've had bad experiences renting out their properties with Tara&Co as landlords, too. There are plenty of other, reputable estate agents to consider in Leamington and Coventry.
Comment on agent fees
The level of fees would ordinarily be very reasonable were it not for the fact that the agent and all of the staff were completely useless.
