I rented a property from Manning Stainton for 12 months and had a series of issues with a number of staff members (I will happily provide details of these employees to the management at Manning Stainton eg Mark Manning if requested!!!). Before I moved in people failed to get back to me with requested information eg about the furniture included in the letting. The bathroom sink was broken by the previous tenant (it had a crack and hole in the basin and could not be used). I was assured that it would be fixed before I moved in but it took a couple of months for the sink to be replaced! One of my windows broke on the first day of the tenancy - a hinge broke and the window would not fit back into the frame leading to a hole big enough to stick several fingers through. This lead to horrendous traffic noise and to air pollution, rain, cold air and insects entering the property - I had real trouble sleeping in the flat and resorted to packing the gap with kitchen roll, masking tape and to wearing ear plugs! I informed people of this issue on the first day of the tenancy and several times thereafter - someone came out to look at it AFTER A FEW MONTHS and managed to 'lock it into position' but with the gap left in place. They entered the property while I was at work (which was fine as I'd granted permission) and they said in a text "I had to enter the property as the window looked dangerous from the outside" apparently it could have blown in in a gust of wind and killed someone!!!! After a whole year this problem was not fixed (which is unacceptable and inexcusable!). My toilet seat needed replacing (it was ancient and the rubber pads which rested on the toilet bowl had perished, resulting in strain on the plastic fittings which ultimately snapped. This was reported many times over several months and nothing was done at all! My microwave (literally from the 1970s or 80s) broke months before the end of the tenancy and was not fixed or replaced. My cooker stopped working around a month before the end of the tenancy and was not addressed leaving me with no cooking facilities at all!!!! To cap it all of it took 55 days to return my deposit to me. I am genuinely appalled by the lack of communication I've had with staff members (including 2 designated property managers) and with the total lack of maintenance carried out at the property. Rant over.
