First of all I have to say - make sure you take photos of EVERYTHING in your property when renting from this agent. Take photos at the start of the tenancy, and also at the end when you checkout. Document everything you can find - as they will without a doubt try and rip you off.
We moved out of a rented property after a long and comfortable tenancy, during which they were very helpful and got matters in the flat resolved promptly and often at no cost to us. In this regard they were fantastic - the issues arose however when we tried to checkout. We were told they would be deducting approximately £500 from our deposit to, essentially, re-do the flat to a higher standard than that which it was given to us in.
When we moved in the flat was dirty, had spotted carpets, dusty surfaces - all of which was commented on. There were holes in the walls, miscellaneous screws poked through the paint, chips and dirt all over the walls and door frames. Put simply - it was nowhere near pristine. They then attempted to charge us for these faults when we moved out, we politely pointed them to the amended inventory where these things were commented on, and then they ran us around in circles for days insisting that that specific copy of the inventory didn't exist. Eventually they found the document and then didn't have a leg to stand on, so the deposit deductions fell through once we threatened to take them to the official dispute service. We even offered them a gesture of goodwill, of almost half the proposed deductions, which they markedly refused. In the end they walked away with no immoral deductions and we kept our deposit. Win win.
On top of all that, halfway through this dispute process several of them left the office! This dragged out the entire process even further and made resolving matters worse.
If you spot ANYTHING wrong with the flat at all, send them an email or document it on your inventory and make sure they see it. You need to ensure that you cover all aspects of the property as, rest assured, they will try and shunt the cost of tidying up the place onto you - so you have to give them no wriggle room whatsoever.
MAKE SURE YOU DISPUTE. If they want to take something from your deposit, absolutely dispute the amount. Ask them for their photo evidence, show them yours, prove to them that their deductions are unwarranted. If they still don't budge and insist on deducting from your deposit, take them to your Deposit Protection Service's dispute service - and they'll either back off or lose a case against you. Either way you get to keep your money and they can't rip you off.
On a side note; checkout fees are extortionate so watch out in that regard also.

I have looked through and reviewed your case and I have to say that most of your comments are completely incorrect and one sided.
We follow strict guidelines that are set out by the TDS and we have followed this process throughout your deposit return.
Your deposit was returned in full, minus your check out fee, which you signed and agreed to when you took the property. The reasons you stated for us returning the full deposit are incorrect and if you wish to contact me on 01202 242000 I would be more than happy to explain these reasons in full.
I have to say that this is very disappointing considering we returned the your full deposit, despite the fact there were various areas that had been overlooked by when you moved out and this is evident by the fact you offered to pay us £200.00. If there wasn't anything to be addressed then why did you offer to pay us £200.00 when you moved out?
