From the day we moved into the property in Morley, Manning Stainton proved to be both inefficient & unable to tell the truth. We moved into an unfurnished property, that had 2 very smelly sofa's in, preventing us moving in our property & the oven stank to the point it was un-usable until cleaned properly. Throughout the tenancy, they have consistently lied to us & the landlord - we know this because we were in communication with the landlord.
When there was an infestation of wasps, they failed to notify the landlord or to act on the complaint. When we had bees in the house, at one stage over 20 they failed to act on the landlords instructions to the pest control, I know this because I spoke to the pest control to check they were doing as the landlord instructed them to do. The pest control were first of all given a wrong address, which explains why I had to get heavy handed with Andre via email to get them to attend.
The landlord trusts & pays Manning Stainton a monthly fee to safe guard the property, yet they managed to allow a previous tenant to strip out furnishings & change the colour of a bedroom without even noticing. So much for inventory check, ours on move in was so inaccurate it was unbelievable.
Having moved out on the 2nd of august, having paid up all council tax etc, we received an email confirmation we would be refunded our full deposit. Now in OCTOBER, we are still waiting for the deposit, we have had another email from a manager saying once the landlord gives authority, they will release the deposit, but they are having difficulties contacting him by email & phone................... yet strangely enough, he responds to my emails, I spoke with him twice last night by phone. He has stated that Manning's never approached him in the past to repay the deposit....... so why start now. He has also stated that Manning's have not requested his authority to release the deposit. If you are a tenant, ensure you get the landlords name & address as is your legal right. If you are a landlord, be aware you are paying fees to a company that does not appear to be fit for purpose & will hide issues from you.
Is this review biased against Manning Stainton...... YES I have now purchased a house & that £850 deposit they are with holding is preventing some jobs been booked & I object to being lied to. Complaining to Manning Stainton has no effect, I went above the the guy we dealt with with no success on various issues, I then went higher still..... the lady was 'unavailable but will call you back' ...... she didn't. This company may get 5 star reviews for its house sales, but its lettings department is appalling. One final comment, we rented through Manning Stainton 9 years ago & they lied about things then, to the point the landlord sacked them & we paid him direct for nearly 18 months.
