How can I even begin to describe how despicable Rawlinson Gold is?
In the beginning, my flatmate and I only had to deal with severe incompetence, as any problem we brought up to Steven Gosling was met with 'sorry we can't do anything'. For example my asthmatic flatmate's bedding was destroyed by mould and he replied with "can I suggest you move your bed away from the outside wall" (by the way we were not doing anything like drying our clothes in that room, it was a problem with the wall, I think it used to be a chimney). Then a billboard was removed from the outside of the building, and we could hear frantic scratching from our living room wall. He replied with "I have spoken to pest control who advise that there could be a bird stuck in the chimney but unfortunately as it has been blocked off from inside there is nothing that they can do and it may find its own way out". Great. So we had to live with a dead bird in the wall.
Of course, this was before this company went from incompetent to criminal. In tenancy agreements, it is stated that the landlord and letting agents must request access to a property with at least 24hrs notice. Many a time Rawlinson Gold decided to ignore the 24-hour rule, and my flatmate and I didn't mind as we were available to let them in. However, this summer, while we were both abroad, we received a call from a contractor stating he wanted access to the property and when would be a good time. Before I had the chance to let him know we'd be back in a couple of days he interrupted me with 'don't worry I can let myself in I have the keys'. I was stunned. It is illegal for letting agents to give out keys to thirds without the tenants' permission. They have a duty of care which they recklessly broke. I told the contractor he absolutely did not have permission to enter the property in our absence and rang Rawlinson Gold immediately. Sarah Smith answered the phone and she was shocked to hear the contractor had the keys, and very apologetically told me it would never happen again. However, roughly a couple of weeks later, we received an email from Steven Gosling stating the contractor would come over the next day at 9am (it was 3pm at the time), and that if we weren't in he could let himself in. No permission asked, and no regard for the 24-hour rule. We did not reply, and surely enough at around 9am the next morning we had a man break into our house with keys Steven Gosling gave him. Again. This time, however, I filmed the entire incident. I conferred with my family lawyer who told me he was indeed trespassing and both the contractor and Steven Gosling were technically criminals. I then had to file an internal complaint before reporting them to the council and the police.
After my internal complaint David Goldman, founding partner of Rawlinson Gold, seemed confused, as if I was kicking up a fuss for nothing. But what if we had been robbed? Or attacked? I don't think that a letting agent breaking the law and then acting innocent is concerned with the safety of his tenants.
These people are criminals with no regards for tenants or landlords, only money.
