LOST MY MONEY..I WILL NOT RECOMEND
My wife rented a property from them in Birchwood (16 hamnett court) and as i was an international student they asked me to pay the six month rent in advance which is (450*6 = 2700 gbp +Deposit 550gbp + 150 gbp referencing fees.
When she moved into the property it was not painted and after few days they painted it for me on my request.
There was no water or electric meter and when the company asked her to provide them meter, reading she requested Cherry Picked property to show her where the meter is and they told they will provide it as soon as possible and each time when she ringed them they said the same words.
The kitchen door and bed room doors were broken and she ringed them continiously asking to repair it but until the end of the tenanacy no one came and that issue was not sorted. After all this when she moved out of the property they were not ready to pay back the deposit and they ame up with number of micro reasons to hold the deposit amount. As she was a student and is having only part time work permit , she is really struggling to earn for the livelihood and at this point they tried to loot the deposit amount. The reasons they explained to hold the money was not convincing.
1. They told that she had broken the bed frames ( we have the proof with us that it was already broken (we have taken photographs of the property on the first day when we started the rental)
2.They said the rubber seal to the front door is causing the door to stick and needs replacing ( we have informed them that it was already like that and asked them to repare previously
They said a number of reasons and said they will charge 120 pounds for all these (which is not at all our mistake) and when we informed them that we have the proof for all these , then they started to say a new reason that they will reduce all these and for just cleaning they will charge 96 pounds+ vat and after that they will send us the remaining amount .
The staffs were really really rude..never beleive in them and waste your time and money .
in one word Worst company "CHERRY PICKED"

We compared the inventory prior to you moving to the check out report which we must do as agents for our landlords.
Unfortunately, there appeared to be very little or no attempt to clean certain areas which were left very dirty.
These areas were photographed and sent to you as evidence. A new tenant could not have moved in without this first being rectified which is why you were charged for a clean. Virtually the entire deduction was made for a deep clean.
I can confirm that you were not charged for any damages that you did not cause.
I'm sorry that your experience with us was not a positive one and I'll review the nature of your review again to see if there are any areas on which we could have improved on such as maintenance requests.
We genuinely do try to return 100% of our tenants deposits. This is illustrated by the largely positive majority of our reviews indicate.
Ultimately, tenants must take responsibility for looking after their property and the cleaning of it and therefore we could not change the outcome on this aspect.
