By far the most incompetent estate agency I've ever had the displeasure of dealing with. Did not protect my deposit for four and a half years, then only done so in January of this year. Failed to provide me with the deposit protection scheme despite me asking several times in writing. Eventually I received the details, which confirmed they only protected my deposit in jan of this year. Left me with a 6 year old in the middle of winter with no heating for three weeks, whilst waiting on parts for the boiler. No idea how it could possibly take three weeks for parts to arrive, must have been pigeon delivery from Australia. The attitude of the staff is shocking, in particular Louise who has now left. The landlord did not have a buy to let mortgage, and was not a registered landlord for the vast majority of my tenancy (over 5 years) surely they have a duty to check this. Only carried out two gas inspections within the five years, could not provide me with all 5 certificates that should have taken place. They also charged the landlord £50 each year to carry out inspections, and never. Upon moving out, I asked for a reference for a new property, I was told that I had two months rent arrears so unless I paid that immediately, they would tell the prospective landlord this. When bank statements were provided to evidence I was not in two months arrears, no apology was received. The agency also did not carry out 6 monthly inspections as required, as The landlord lives in Ireland and would never know. I was also advised by lousie when I moved in that there was no inventory and therefor I could throw out any of the furniture I did not want. (Fully furnished house but most of it in disrepair) Upon claiming the deposit back, the agency claimed the washing machine was blocked over 4 years ago, and that I owed £35 for this. They tried to demand that I transfer the £35 to them directly, and they would release the full deposit. I refused this, stating that they should go through the proper channels and claim through the deposit scheme, providing a receipt for the repair. Which they never did, because they do not have a receipt for this work. That was 6 weeks ago, they have since completely ignored my requests for the deposit to be returned, despite the landlord staying in writing to me that he was happy for the deposit to be returned in full. I have sought legal advice and have filed papers to sue the agency for not adhering to the proper legal requirements relating to the deposit. I would advise anyone to avoid this agency at all costs.
