Arun Estates / Ward and Partners
Instructed 23/1/2017
Completed 10/7/2017
This is going to be a long winded review, and whilst I don't often write reviews, I feel so strongly about Ward and Partners Tunbridge Wells that I'm happy to spend some time so others don't make the same mistake. (I'm not the only one recently!!) I only chose them because of Jack at the Tonbridge Branch .... I won't name anyone else because the rest is negative and I wouldn't want to damage peoples careers.
I handed over my keys for the floorplans and photographs to be done whilst on holiday for a week and despite e-mailing and leaving phone messages Wards didn't reply for 4 days, excuses and apologies were made and I was emailed the photographs for approval. The composition wasn't good and I rejected them, I was told they'd be re-done. At this point I decided I'd made a mistake with Wards and said I'd wait till I got home and chose another agent. They persuaded me to continue with them as they'd already printed my brochure (what?) and to allow them 2 weeks to show what they could do. The Branch Manager assured me I could deal with him directly as I'd lost all faith in the ¢‚€‚Ëœagent' I'd been dealing with initially. (this agent was also the ¢‚€‚Ëœphotograher').
On receiving the brochure to market my property, there were no floor plans and obviously the photographs were the rejected ones. I complained again but was told I wasn't on their ¢‚€‚Ëœprofessional package so didn't get professional photography...this is the first time I'd even been made aware there was a professional package and presumably an unprofessional package? I was informed by the branch manager that the quality of the photos wasn't the agents fault but down to the camera they had to use?! Honestly ... I have the emails! Just a ridiculous excuse. Don't be fooled by their glossy brochure promising professional photography and floorplans.
They told me they had viewings booked in so reluctantly I stayed with them and received an offer who couldn't yet proceed ...a hoax I now feel at 5K over the minimum asking price, ....this lady never came back? I just wanted to sell my house! To their credit they did get 17 viewings although over 2 months and I accepted one, less than the first alleged offer yet according to my ward and Partners personal online area there was another exact offer made, but I wasn't even informed ... Im under the impression they are legally bound to inform me of an offer?? I was told the offer id accepted was made by a no chain first time buyer (not true) During this time the staff at the branch had all changed, new Manager, reception staff ... I found myself phoning and explaining you're selling my house for me, no-one knew me! Who was this other buyer that I wasn't informed of?
I received a letter from their sales progressor introducing herself and despite emailing and caller her I had no reply's. I was told she had a family issue which I completely understand but no-one else in this very large company dealt with my questions. I received all my information from my purchase progressor at Freeman Foreman - nothing from the people I was paying!
Towards the exchange I found out the Branch Manager had changed again (that's 3 now) and only heard from Wards when I told my solicitor I was pulling out due to the process dragging on a further 7 weeks than I'd been led to believe.
I'm angry that I legally hadto pay this company over 4K for doing very little. They are not interested in getting you the best price ... just any price, and once you've agreed they move on to bigger fish.
I'm sure they will write some blurb the same as they do on the other negative reviews here saying they're sorry and they've fixed the problems at Tunbridge Wells, etc but I'm still left paying for a shoddy service from start to finish. And why the massive turnover of staff? Are all the staff bad, or is it the company at fault? You be the judge!
Yes they sold my house, or was that Right Move? I firmly believe it was worth more, I would not recommend them and will never use them again. The new lady at the Tunbridge Wells branch said she'd been put in place to make changes to this branch, I offered to make an appointment to tell her the problems I'd experienced on my day off ... she wasn't available. The last time I saw her to hand her keys she said if I still wanted to, I could tell her the problems. These are now past events and ALL of the staff have changed so it's easy for Ward and Partners to dismiss and make excuses.... They'll still take my money though! And I'm still disgusted with the ¢‚€‚Ëœservice ¢‚€‚Ëœ offered and I'm paying over 4 grand for it .... I wont make this mistake again.
Buyer beware!!
