This agency is the worst one you could come across and I would highly recommend to avoid it at all costs.
I have been renting one of their properties in Oxford for a year and since the first day we had so many issues and problems that made me never want to deal with estate agents again. The flat was handed over with storage cupboards full of rubbish and old food which got the flat infested with flies, a broken mailbox lock which prevented us from reaching our mail, damaged smoke alarms, broken furniture and stained sofas and mattresses, a very unclean flat even though they claimed they hired a professional cleaner, missing bulbs and loose switches which were a danger to us, broken broadband socket which we had to pay 140 pounds for because the landlord refused to reimburse us, and so many other problems. Throughout the entire year we have tried to resolve all these issues with them, taking the agency forever to respond to our emails and calls. Finally they removed the rubbish after two weeks of tenancy and they fixed the mailbox at the beginning of the seventh month of tenancy. Other many problems remained unresolved. At the end of our term, when new tenants arrived and complained about the same issues as we did a year before, they concluded that is only fair that we should pay for them and threatened us to deduct it from our deposit. They suddenly forgot about all the correspondence we had throughout the year asking them to fix the problems, and even when we send them the evidence we held as to prove that we didn't cause those damages, they refused to show it to the landlord saying that only their check-in and check-out inventory matters. Regarding this inventories, I would like to mentioned that they did not show the true state of the flat; in the initial one having missed out many important problems such as the mailbox, switches and damaged furniture and walls, and in the check-out one they added these damages as a blame to us.
Now, after a month and a half after we vacated the property, they refuse to give us any information regarding our deposit or release it, completely ignoring our emails and phone calls. We have been dealing with Jordan Gibbs and Gareth Bennett (property coordinator from Sequence Home) and they made our tenancy a nightmare. The next step to resolve our situation is to raise a dispute with the TDS or the small court claims but I have lost faith in this very unfair system.
Comment on agent fees
Exorbitant fees and very unfair. We have asked to surrender our tenancy, and we vacated the property two weeks earlier that our contract termination date. We found the new tenants through Spareroom and they moved in the property two days later. They asked us to pay an early termination fee of 354 pounds (with VAT) for these two weeks and for the fact that we did their job again finding tenants, the agent not even attending the viewing.
