Arden Property Management was so far the worst experience I have ever had as a student with a letting agent. The agency's response times are extremely slow and they are extremely weary of hiring proper professionals when dealing with tenant issues.
Ever since we got to our property, which looked really nice at first glance and was huge in size, we started having issues with poor draining and we were promised that the landlord would change the carpetting, as it was dirty and old. Neither of these happened in the end, but the story will become more complicated.
One of the cupboards was filled with materials left behind by the landlord from previous refurbishments. It took threats from our part that we would be throwing anything out in order to exercise our rights to use that cupboard before anything was done about it.
Regarding the drains, after either the landlady or several of her relatives or friends randomly showed up subsequent to each of our requests to repair the drainage issues, a team of professionals was finally called at our expense in order to fix the old pipes as much as possible and to conclude that the system would never function perfectly because of being old. Nevertheless, the issues did reduce significantly afterwards and there was no longer a problem with the tub filling up after every shower. However, the issue that remained was that Arden actually failed to provide the minimally required living conditions stated in their contract and forced us into spending money for them to exist.
Regarding the carpetting, Arden never replaced it, but did charge us in the end for professional cleaning despite it being done after the flat was refurbished subsequent to our departure. Therefore, we ended up paying not only for whatever mess was left behind after our own cleaning - which did not really exist, as we had cleaned the flat prior to departure - but also the one resulting from works being done inside the flat, which would have been required anyway.
The slow response times in taking care of any requests - sometimes needing two weeks of persistent phone calls in order to solve an issue - are an additional factor to charging us for repairs normally necessary by contract that made them terrible. Additional to that are their unprofessional attitude, sometimes even going into a threatening position when faced with any expenditures that would have been required on their part, their failuire to keep their words when stating what replacements would be made prior to our moving in, and their constant and obnoxious superior attitude.
Nevertheless, there was one useful thing to be learned from all of this: ALWAYS take pictures of your flat when moving in and out and ALWAYS have anything the landlord or letting agency promises written down on paper and signed.
What agent could do to change your mind?
Fix all of the issues stated in the review and not one fewer.

I am very sorry that you have had such a bad experience with Arden. We endeavour to deal with all maintenance issues as quickly as possible. With regard to changes during a property we do encourage all items to be agreed prior to deposit being taken in order that all parties have a clear understanding.
