The experience started well with the agent being on time and showing me around the property. That's about where it ended. The property was advertised as 'available immediately', which was imperative to my timetable.
Once I'd agreed to rent the property I was supposed to receive a reference form via email. The form that I received wasn't like any reference form I'd seen before. I made a number of calls to PJC to get to the bottom of it - but the person dealing with the property was repeatedly out of the office and would return my call. After 2 days, more phone calls and no return call, I called into their office where I discovered I'd been sent the wrong form and they'd now send the correct one. Ok, these things happen, but there is no excuse for not getting back to me sooner.
Once all the paperwork was in and I'd paid the deposit and agency fee, the bombshell then dropped that the property wasn't actually available for another 2 weeks! Furthermore, I was then informed that this property is managed by the landlord and I would now have to arrange access through him. Why I paid this so-called 'agency fee' is beyond me. Especially after being given misinformation about the property's availability, the wrong form, not returning my calls to the point I had to come into the office to get things moving. To cap it off, I was then given the wrong contact details for the landlord!
Once I was able to establish contact with the landlord, I had an interesting conversation with him and told him exactly what type of service he was getting for his money. Needless to say he may be taking his business elsewhere.
Comment on agent fees
Agency fees are a joke at the best of times. A licence to print money. But it goes beyond this when the effort from the agent amounts to false advertising on a website, incompetence in sending correct information and a complete inability to return phone calls within 2 working days.

The detail given above does not fit with our working procedures. I would comment that we do not send application forms out. These are sent directly by email link from a national referencing company who are always happy to assist our clients with completion of the forms. In addition no deposit or rent is taken until move in date.
We are completely transparent at the outset of every part of our process, our fees are well advertised online and in our offices (explaining the detail of what they are for), negotiators give out applicant information handbooks on all viewings, and before any applicant applies they are directed to our website where they need to sign our terms detailing again our processes and fees.
After applying we will ensure all criteria is met before taking any fees. At this point the team discuss the detail of the let further with every applicant and explain whether the landlord self manages or PJC manages throughout the term. No landlord contact details are given out until move in day.
