After reading the appalling review left by our buyer, I felt compelled to set the record straight.
From our point of view, the estate agent provided a good service and carried out our instructions in a timely manner.
The house was put back on the market on our instruction because the process had dragged on for almost 13 weeks (no chain involved). The delay was caused by the buyer not having the deposit in place (we have an email from their solicitor confirming this). When we expressed our concerns we were given an assurance that the exchange would take place on the following Monday. This did not happen, so we put the house back on the market. This clearly had the desired effect as the exchange took place 2 days later.
The reason my wife was in the house on the day of the final inspection was because she had driven 150 miles to remove curtains and curtain rails (at the buyer's request) just prior to completion. We wanted to leave these up until the last minute so that the house was not obviously empty and so become the target for burglars or squatters.
The estate agent did not 'allow' us to be in the house. This was still our house so we did not need permission from anyone to be there.
The reason the old appliances were not removed is because they were included in the sale of the house and were listed in the contracts (which had already been exchanged by the time we were asked to remove them). We had removed other items as requested by the buyer via their solicitor, but the appliances in question were not included in that request. In any case, it is not the agent's role to negotiate what should or should not be part of the sale - this is for the buyers/vendors and their solicitors to sort out before exchange of contracts. The buyers did not seem to understand this.
As an example of the good service, when the house was originally advertised, the back garden was in a bit of a mess. When we cut the grass we advised the agent and they came over, took more pictures and updated the advert on the same day. They secured an offer for us within 10 days of putting it up for sale.
I would have no hesitation in recommending Chappell and Matthews.
