This Agent presided over my property being comprehensively damaged whilst I was absent overseas - the first of three sets of tenants: flooded the kitchen several times damaging all base unit plinths; broke windows, kitchen units, kicked down doors and inspired the neighbours to call the police repeatedly. This tenancy culminated in the tenants 'doing a runner' owing rent - Morgan Associates never traced them or recovered the outstanding rent ..... so much for their ability to acquire meaningful references. The second set of tenants ran an informal business from my property [naturally without consent] and wore the place out. They repeatedly demanded a new central heating boiler (at a cost of some £,3000.00+) merely because they had not taken the trouble to read the operating instructions. On one occasion I returned from Libya and drove the length of the country - merely to meet the tenants and the Agent ... and to take [a mere] fifteen seconds to re-light the boiler pilot light! The final set of tenants seemed to use the place as a skip - upon their departure I made no less that eight trips to the Council tip in order to clear the property of their discarded and worn-out possessions. At the end of each tenancy the property was supposed to have been comprehensively cleaned - but never was. The place was finally 'recovered' in a filthy condition - with all carpets and curtains etc. ruined .... even the W.C. was broken/didn't work, and it took three days to clean the oven [once removed from its housing to the bottom of the garden]. It was impossible to take action against any particular tenant because this insouciant incompetent company simply didn't know who'd done what!! Quite frankly I think that they should be closed-down and no longer permitted to visit misery upon unsuspecting would-be Landlords. Personally I don't think that they care who lives in your propertiy or whether the tenants look after it or indeed actually pay for the privilege of living in it - in short, using them proved to be my worst nightmare come true..
