I started off my search for a property and had initially been warned off Morgan Randall with "they're expensive..." and the like... What I quickly came to realise is that the promise of "cheaper" usually results in agents offering something that doesn't exist, and when it comes to fees, I was surprised to find out Morgan Randall's fees were lower than some others I'd been quoted!
After a poor start with the other agents, I very quickly became disappointed with promises of "I can get you what you want for £xxx..." or chasing down adverts and realising the agents were using stock photos and were just trying to entice you in and then offer you something else. After getting annoyed pretty quickly, I turned to Morgan Randall, made a call and left a message about 7 in the evening.
This was my first surprise - a prompt response, within the hour, even though it was late... all good so far. The call with Ronnie was informative, it was great to hear they actually HAD properties in the place I wanted to see, and Ronnie took the time to talk through what I wanted, and what I'd seen so far, what I liked, what I didn't. In a very short space of time, Ronnie got a really good understanding of they style, type, size, location of properties I was interested in.
Then came the follow up - we arranged to meet at the office, and in the meantime, Ronnie selected a number of properties along the lines of what I'd told her - all selected for me, all matching - no "lets see if we can convince this guy to take whatever we've got rather than offer him what he wants..." another pleasant surprise. All genuine details, all ACTUAL photos of the properties, and all actually available!
I reviewed and replied, with my feedback, and we arranged viewings. I turned up at the office and was surprised to be greeted with friendly, welcoming staff, had an amazing Latte (thanks Lisa on reception!) and barely had time to drink it because the agent turned up ON TIME to take me to the viewings. Another pleasant surprise from my previous experiences.
The experience of viewing was pleasant and relaxed... no hard sell, Ronnie was a very honest, direct, and thoughtful agent. She showed me three properties, one I really liked, another which was good but just not for me, and a third which was Ronnie's "wild card" which she asked me to approach with an open mind, I did and it did meet all of my criteria, but it just didn't measure up to the first one compared to what I was looking for. Ronnie accepted this and I was pleased I'd looked at the alternatives that met all my criteria.
We then got onto the negotiation stage... again another point I'd had pain with at another agent. I told Ronnie I was a no-nonsense person, and liked to keep it all simple. Ronnie was clear on the fees, the reason for them, what the property was advertised for, what I was willing to pay, and what would happen next. She was honest with me with what she thought the landlord might accept, what similar properties went for, and this matched the "real" research I'd done, not the false promises of other agents.
Following this - everything else went like a dream... the offer was made, and accepted; Ronnie handled this the very next day first thing, and came straight back to me (no protracted discussion or negotiation, like one other agency where I had about 20 phonecalls from two members of staff)... the deal was done, the details needed to be worked out, and Ronnie was swift to handle all of this.
The speed at which Ronnie/Morgan Randall moved also impressed me - the viewing was Wednesday PM, the details were all sorted before the end of the week, and the move in date was agreed for the following Tuesday... lots of paperwork to sort, which was done quickly, updated throughout through email, phonecalls, texts, even late into the evening when Ronnie was still working at 10pm replying to emails.
Collecting the keys was another good experience - I was running about an hour late, contact was made with the office and alternative arrangements made to hand them over.
I also made a mistake on the payment, sending slightly too much, Morgan Randall/Ronnie was straight onto this, spotting my error, informing me, asking for bank details and arranging the transfer back.
So, a very lengthy review, I hope this helps people searching... in summary:
Don't believe every advert you see online... often it's agents "chasing" clients to show them whatever they have, not what they want...
Don't believe "hearsay" - some people have opinions of agents/agencies that don't turn out to be true, check them out for yourself
Be honest with the agent, and go with your gut - if they're being honest back, then all good. If not, follow your gut and either tell them or run a mile.
If you find a good agent - treat them well and tell everyone about them!!!
