Not sure if this is ethical or even legal as there's no clear instruction for buyers as if you don't come to an agreement to purchase it with the auction, you as a buyer ...
We had no knowledge of this until seeing it in the window . The agent does not make regular contact as promised which creates a lack of trust.
We spoke to Carl who did not acknowledge this failure and suggested my partner reduce the price of the house despite stating 90+ download auction packs
The bungalow is at a high standard and the agreed auction price is still below the offers previously made and valued price
We accepted it was now to be at auction and consider the possibility of a lower price by negotiation at the public auction
Yesterday he was informed by another agent named rob that he was now dealing with it, and it had 155 download packs but no viewings therefore it was removed from the public auction on the planned date .
This is not acceptable under the consumer act 2008 as the information given did not provide enough notice, the excuse for the decision to remove it from the auction is not lawful as no written information was provided to highlight decisions made without adequate and sufficient reason and notice .
Regarding the verbal discussion stating the reason quote - only 155 down loads not being closer to 200 is not a valid acceptable reason
At auction the public attending are deprived from having the opportunity to bid on this property. The property has been advertised as in the public auction at forest pine hotel for over 3 weeks
It is just unacceptable. After three calls today and one by my partner we have not had a reply .. the comment was made by the agent that it reflects badly if the property is not sold at the auction ... Hence removing it from the auction 3 days before ..
Your agent cannot make assumptions of the outcome of a public auction.
We want the sale to proceed as planned and expect written conformation within 24hrs and dealt with in a professional manner.
The complaint will be passed to the omundsonman if not dealt with efficiently
