I rented a property from Martin and Co before reading the reviews. My friend responded in such shock when I was discussing my new tenancy that I immediately went online and came to this web site. From that moment on I was really paranoid. All the way throughout my tenancy I couldn't relax.
I have some advice for everyone who is renting from Martin and Co. It is up to you if you take this advice or not:
1/ ALWAYS take the time to check your inventory. I spent 5 HOURS amending this document on the night I moved in there were so many omissions. Things were listed on the inventory that were not there. Damage was not reported on this document when there was clearly damage to the property. Take pictures of eveything you amend. Sign every page of your amendments and keep a copy. Ensure you sign and date every photograph and keep a copy. HAND DELIVER it to the branch and take note of he person that you give it to. THEY GIVE YOU A CERTAIN AMOUNT OF TIME TO DO THIS AFTER MOVING IN....DO NOT EXCEED THIS TIME.I know this sounds tedious....but trust me...if you rent through Martin and Co, expect much of your time to be spent on such trivial activites. They are unlike any other letting agent I have ever used.
2/ NEVER EVER report any issues that you have with the property over the phone....you wont have evidence that you made the call in the first place...you need evidence....ALWAYS e-mail the property manager and keep EVERY e-mail that Martin and Co send you. You will need this for reference later and there will come times that they do challenge you on your word....evidence at these times makes them look incredibly silly...trust me...I know!!!
3/ Ensure you know who your branch use for cleaning. Then use this cleaning company when you leave the property. They are unlikely to challenge work done by a company that they endorse. GET RECEIPTS!!!!
4/ During your check out meeting, ensure that you have YOUR copy of the inventory with you...cross reference it with their copy....don't mumble about how long this takes.....you have paid for this time....at the start of your tenancy they charge you in advance for this meeting....get your money's worth!!!! Your deposit depends on it. Don't forget that they have a landlord on the other end of this....if they haven't done their job properly by allowing previous tenants to cause this damage...do not let they attribute it to you.....Let them explain themselves to their customer on the other end!
5/ If you are a crap tenant....you wont be happy....avoid Martin and Co. Leaving a property in a mess is not ok and they will take your money because of it....Even if you are a good tenant, they may try to challenge you...so ensure that you have EVIDENCE EVIDENCE EVIDENCE. If you can't prove it....youll lose part / all of your deposit!
IF you follow all of these rules then you can rest asured that you will probably get your deposit back. However if you don't have the time to follow these rules, expect it to b a rocky road...I almost lived in a state of paranoia...not particularly healthy....but now I'm free I felt it important to pass on these little gems to you.
Martin and Co in Horsforth responded to every repair issue I ever had...almost immediately....I had no problems with them..... However....I would have had problems if I had not spent all those hours on my first day amending that inventory. I should have invoiced them for my time.....however taking such action may have probably increased my paranoia.
They must have some really bad experiences with bad tenants...but they are treating EVERYONE the same because of this. By doing this they unfortunately alientated me because I felt like I was constantly building up a defence whilst I lived in a property that they were managing.
Would I rent from them again? No, I simply don't have the time or inclination to go through all that again.
Did I get my full deposit back? YES
