Brighton Homes have managed our property in Hollingdean, Brighton for a year now and I have been particularly impressed with their overall quality of service.
To be perfectly honest, I was initially quite wary about employing another agency to manage our property (we had a full management contract from 2003 to 2008 with one of the big, well know estate agents) and this experience soured my appetite for management agencies. I even had to deal with many of the issues directly with my tenant due to the lack of communication from the agency to the tenant. The agency had 4 changes of contacts during this period of time which could suggest a high staff turnover.
From 2008 until 2016 with a change of tenant, we did not use an agency and I managed everything myself directly with our new tenant who I personally knew prior to renting the property. We were charging a very reasonable rent but of course, I would have to deal with any problems that arose.
Nigel said that we would not hear from them except for a notification that the money had been paid in or if there were any major issues that needed attention (over 250 pounds, I think). I love the fact that they efficiently deal with everything. There was no hard sell, just initial suggestions that paying for professional cleaning, garden attention and a proper inventory would be a good idea and make life easier further down the line if there were a change of tenant (however, there were all optional extras and part of their potential service should I choose to accept them).
I even sent a reminder to Brighton Homes about a fully comprehensive gas, electricity, plumbing landlord policy that I pay for every month and that includes the free annual obligatory gas safety certificate inspection and Steve wrote back within an hour saying that they had already been on the case to contact my tenant to arrange a visit. Impressive stuff.

Comment on agent fees
When Nigel came to visit our property, he was able to assess the potential rental income within about 10 minutes of inspecting it and it was a decent amount that afforded us the opportunity to pay the reasonable management commission fees of Brighton Homes.
Contracts were drawn up and sent to us. Brighton Homes take the entire 6 months commission up front, which I did not originally realise. I believe this was written in the contract but I may have missed this. So every six months, you do have a lump sum for commission fees taken out in advance but then you get the full rent for the other 5 months so in the end it makes no difference financially.
