Employed by me as non-local landlord for full property management for 3 years – steadily deteriorated over that time.
They do whatever makes their life easier, including fibbing to or pressuring landlord and/or tenant.
Provided over-priced quotes from contractors, and balk when questioned.
Do not give the same regard for landlords wallet as they would to their own.
Lazy property management, surviving presumably on historical good reputation, that they're succeeding in ruining.
Specifically:
Broke a back door handle when marketing for a new tenancy, and claimed it just happened, leaving no choice but for me to pay up for a new one.
Arranged and charged for a £300 inventory without being instructed to, claiming it's their policy.
Contractor charged Agreed to pay for replacement garage lock. Ended up being charged £55 for the contractor to pop the old lock barrel back in the garage door. Equates to rates of £660 per hour!! Wasted one week of sale marketing time because they failed to remind a tenant nicely about contractual access rights.
Took the property off the lettings market with 6 weeks to go on the old, then with 3 weeks to go to start the new one, tried to reneg a new starting date 1 week later. Ie tried to engineer a landlord's worst case scenario empty property, incurring fees, mortgage, council tax, etc, just because it made their life easier.
Refused to remind the new tenant of the start date agreement – probably because they lied about what it would be.
New tenant had already given notice on their current place, so was also hugely messed around too.
On being fired for the final straw of trying to force me into a later new tenancy, they claimed the out-going tenant was refusing access, and scare-mongered the out-going tenants that I was going to sue.
Stirred up tensions between out-going tenants and I, and acted completely obstructively, lying to tenants that Satchells had dropped my property, and that new agents were refusing to take it on.
Held on to my post that the outgoing tenants had kindly handed in to their office weeks before, despite being repeatedly asked to forward it to me.
Unprofessional, no integrity.
Plenty of good agents in the area, especially First Move, who have been brilliant so far, in particular by handling the mess Satchells created, and brilliantly arranged new tenancy with respect and tactility for both my and the out-going tenant's position.
