We have just moved into our flat and, being students living off-campus for the first time, we knew absolutely nothing about the property rental process. We were a quite wary and a little frustrated towards the beginning of the process due to a few incidents. For example, the flat we originally chose to move into was taken off the market after we had given our deposit due to the previous tenants deciding to renew their lease last minute. This was extremely worrying as we were unsure whether we would have anywhere to live despite having paid £2000. However, Daniel provided us with an alternative flat quickly and reassured us that if we chose not to take it we would get our money back in full. Despite it not being exactly what we wanted in a flat or what we originally paid for, we took the flat due to the short time frame in which we had left to find somewhere. Additionally, when we put down the holding deposit it seemed to take a while for it to go through their system or for someone to check it as we were told that next day that they hadn't received it and to check that I'd actually sent it. I went to the bank and checked online and was certain that it had been sent, however it still took a while for them to confirm and send a receipt. This left me feeling very anxious as to where the money had gone or whether I would be forced to have to pay more. Also, it felt a little like the fees and costs of getting the property were not made properly clear to us. We were led to believe that the £2000 that turned out to be our first month's rent, was our full security deposit, and that we only had agency fees left to pay. As this seemed odd, as the deposit amount didn't match what was stated on the property advert, we checked but were reassured that this was our full deposit. Due to this, being told after we had all signed the tenancy agreement that we had an additional £2700 to pay by the end of the week was a big shock and we were left feeling a little deceived. We were all able to pay the money, but such a miscommunication could have caused a huge problem if one of the people in our group was able to provide their share of it in the few days were were given. Although, I'm a little wary of the agency it as it seems like there is not great communication or organisation, due to these experiences, Daniel has been great. Since moving in he has been extremely easy to contact if we had any queries or problems and managed to arrange for some issues to be fixed very quickly. He was also very attentive as he always contacted us afterwards to ensure that the job had been properly completed. He's a very friendly and approachable guy and, in spite of the few issues that we faced, he has made the confusion of renting a property for the first time a little easier. I would recommend him if using this agency.
