- Jamie was great before the offer was accepted, however, I feel that the attitude changed once the offer was accepted. His communication was always professional and polite but I did not feel that he had my interest in mind.
- Overall, he did get the job done in a timely manner but there were a number of small things which ruined the working relationship for me.
- There were things that needed fixing so I asked Jamie to ask the vendor. He replied saying that the vendor will get someone to look at it and fix it. Then near exchange date, Jamie said the vendor couldn't do it. So I then asked if the vendor will foot the bill instead. Jamie replied that day saying the vendor won't pay for it , then I told my solicitor to ask and the vendor said he's willing to contribute. So either Jamie never asked or my solicitor is a lot more persuasive than him.
- Payment to foot the bill was not deducted from the final bill by accident. So I asked Jamie to ask the vendor to send the money separately. Jamie said he chased up with the vendor but the vendor has decided that I didn't want the payment. It was never discussed how the amount should be settled and I never told anyone that I will forgo the payment. I am not a very persuasive person but even I can get someone to pay up on something they had agreed on. This again made me question if Jamie did ask the vendor and push for him to respect to spirit of the agreement.
- I asked on numerous occasions if the window keys are available. Jamie, on multiple occasions, assured me that the window keys were available. Upon completion, there were no window keys. He should have verified this or asked the vendor (if he didn't).
- Jamie gave me another stand alone key that he thought was a window key, which I assume is someone else's key. (If you are missing a key, I probably have it!) He still has not asked for that key back which is quite worrying.
- The vendor had breached the lease and to remediate this, he had to pay for a piece of legal document. Jamie repeatedly told me that I was my responsibility to pay for it. I asked for independent legal advice and knew that the vendor should pay for it. The advice was biased and unprofessional. By this point, I wasn't too sure why Jamie is so reluctant to speak to the vendor or how he can possibly advise me to pay up.
- Jamie asked me to go collect the keys myself from the other agent because he was too busy. This is not acceptable because being available to his client is his job given that he wasn't on holiday. ALL keys should have been collected and tested before the handover.
Overall, I'm glad this purchase is over because it has been stressful for me as a first time buyer which was worsen by the deteriorating working relationship. Once again, I would like to emphasise that it was a series of small events that has led me to write this review. If you are the kind of person who is not counting pennies to purchase a home, then this probably won't bother you. I would also like to say that Jamie was really great at the negotiation stage but once the offer was accepted, I feel that his professionalism did diminish. I know I'm not footing his salary bill but he should not throw common sense aside to please the vendor. My original interaction with Franklyn James had been so positive that I was going to ask them to do some letting work for me but I will look elsewhere now.
